F&F not approved at this time.  Provide a written response to comments along with revised plans.  Specifically address/resolve comments 2 thru 6 to approve F&F.

Provide full size sheets in the fire set showing the intended fire access, hydrant locations, turning radius, fire lane signs, etc.  The e-mailed sheet from lounsbury labeld fire access is not in the fire set and is not sufficiently sized to determine adequate dimensions.

1/20/16 - Architect's written response indicating property does not allow to meet diagonal per code requires approval from Fire Marshal and Building Official. Please submit alternate means for this deviation from code as specified in IFC Appendix D104.
Two fire access roads, separated by 1/2 the maximum overall diagonal of the property, are required per IFC D104.  The two accesses off "A Street" are not properly separated.

Since the building height is over 30ft the entire fire access road shall be a minimum 26 ft wide with 40ft inside & 60 ft outside turning radius capable for aerial apparatus per IFC D105.  You can not reduce the width on the west side to 24 ft as well as base the turning radius on a 20ft wide roadway.  Aerial access shall be parallel to at least one entire side of the building and within 15 to 30 ft away.  The road on the east side is too close.  The roads on the north & south too far.  The west side road is too narrow.

Show both the location and available fire flow from the proposed hydrant.  Provide a full size sheet clearly dimensioned or accurately measurable.  It appears there may be a gap in the two hoseline ldistances. However there may be approx 50 ft to play with.  The allowable distance needs to be to all points of the exterior of the building as measured along an approved route.  The 595 ft distance does not get you to the building.

Provide additional "No Parking - Fire Lane" signs along the north side of the building as those shown are overspaced.  Maximum spacing is 100ft.  At least one sign is needed in front of the portacache landscaping and one sign along the center landscaping of the west side.  Additional signs may be required.  Please reevaluate and adjust to meet code.

Add or adjust fire extinguisher locations so they are along the path of egress near the exits.  Add to storage Rm 54, Pool area/mech rm 23 locate by door 67, lounge area, electrical rm 40 door 65.  
The previous noted locations may not be all inclusive.  Reevaluate and adjust to meet IFC 906.

Please indicate where on the drawing you are showing the location of the address.  I do not see it on the exterior elevation sheets.  Address shall be visible from the street fronting the property.  I assume this will be the "A Street" side.

The FE cabinet in the elevator shaft wall, lobby  area, is within a two hour rated wall.  The FE detail on A530 is only for 1 hr walls.  Provide a 2hr detail or listed cabinet or consider relocating this fire extinguisher (FE).

2ND PLAN REVIEW COMMENT 3/8/16- Sht. 600 specified in response comments does not identify hardware for all doors or specify all doors with panic hardware. Please advise in written response where hardware type is located. Thank you.
Revise the door schedule and provide a separate 8.5 x 11 inch  sheet to be used to compare each door.  This will speed up the review process when checking doors.   Indicte on the door schedule which doors will be equiped with panic type hardware or fire exit hardwre (panic type for rated doors).  This is to be used to assist the inspector at final inspection on which specific doors will have special hardware.

Explain or revise door 32 which is noted to contain louvers but also indicted as 60 minute rated.  If this is a required rated door how will you maintain the rating due to the louvers?  Please provide a cut sheet for fire review.

Clarify & correct statement on "Means of Egress" travel distances.  You reference NFPA 101 & IBC 2006 both of which are not applicable.  Max exit access travel distance per IBC 2009 tble 1016.1 is 250 ft.  This would include any point within the guestroom to the exit.

3/7/16-2nd PLAN REVIEW COMMENT-Please clarify on plans- Symbol on Architectural plans do not clearly identify exterior emergency light as such. Plan set E2.1L revised to include item 8, which references detail 2 on sheet E2.21L. Sht. E2.21L not provided in this plan set. Wish to review as the Rev. 1 note indicates coordination of exit sign; not exterior emergency light and no clarification on detail to confirm em light.

Verify or provide emergency light fixtures at each exterior exit discharge.  If on plans please indicate specific sheet where I would find these otherwise show type & location of fixtures on plans.

It appears that the exit signs at doors 41 between corriors 42 & 45 and the lobby is shown on the lobby side of sheet E2.1L..  Two exits are required from the corridors therefore the sign should be relocated or added to the corridor side. (If not on both sides of the door).

Air handling units over 2000 cfm shall be equiped with a duct smoke detector tied to the fire alarm system.  I do not see a reference or detail for this on the plans.  If the detector is located within the air unit please verify its operating temperature limits as often these detectors will not operate in Alaska's severe cold climate unless the unit is equiped with a special heater.

Where on the plans do you indicate the location of the guest room smoke detectors?  Will these be part of the fire alarm system/submittal?  The fire alarm requires a separate, submital, & review which may be deferred.  Please include this under the deferred submittals noted on sheet G003.

Comment on the dumpster enclosure as it appears to be a separate building.  The wall closest to the adjacent property line is required to be 1 hr rated per IBC 602.  Also show how you will meet IFC 304.3.4.  Since this portion is enclosed, with a roof, under the exceptions it is required to be either sprinklered or meet Type 1 or II-A construction.  an alternate means & method may be needed to allow a covered dumpster bld.
