2. Advisory Comment (no response required):  This review is based on the requirements of the Anchorage Administrative Code (AAC), 2006 International Building Code (IBC), 2006 International Residential Code (IRC) and all adopted references thereto as amended by MOA. The following comments must be addressed before a permit can be issued. The approval of plans and specifications does not permit the violation of the codes, or any federal, state or local regulations.

 

3. STATEMENT OF SPECIAL INSPECTIONS

Please provide a statement of special inspections containing all the information required by IBC sections 1704, 1705, 1706, and 1707. The inspections required by AISC 341-05, Appendix Q must also be included. The statement of special inspections must include both the type and frequency of inspection. Reference AAC section 23.10.104.8 and AISC 341-05 section 18.1.

4. SPECIAL INSPECTORS

Please provide a letter from the Owner, Owner's Representative (can not be the Contractor unless Owner/Builder in which case the Special Inspectors must be approved by the Building Official Ron Thompson), or the Special Inspection Agency stating that the Owner (please include Owner's name) has hired the Special Inspection Agency to perform the special inspection services for this project. 5. DEFERRED SUBMITTALS

Design items that are not required to be included in the initial permit submittal package may be reviewed and approved on a deferred submittal basis.  Before they are submitted for review, deferred submittals shall be reviewed by the registered design professional and affixed with a notation indicating that the deferred submittal documents have been reviewed and have been found to be in conformance with the construction documents.  Deferred submittals shall be identified on the plans.  The following items have been found to be or are indicated as deferred submittals:


A) Mechanical and Electrical equipment attachments

B) Roofing attachment

C) Interior walls greater than 9' or that weight more than 100 lbs/ft.

D) Exterior cold formed metal studs and attachments

 

The above items must be reviewed, approved, and installed correctly before a C.O. can be issued.  Reference Anchorage Administrative Code section 23.10.302.4.2. Please note that there could be other deferred items not noted above.

6. DESIGN OF SLAB ON GRADE

Reference sheet S111 of the drawings. Per note 5, the slab on grade is a structural diaphragm resisting lateral loads in the north-south direction. Please provide design of the slab on grade including the chords per ACI 318-05 section 21.9.

 

Comment remains. The page referenced by the response does not appear to have any slab design per ACI 318-05 section 21.9. Please clarify the response or provide this design. WAB – 3/23/2011

 

7. PLAN CLARIFICATIONS

Reference sheets S111 through S141 of the drawings. Please provide the following:

 

A) Reference sheet S111. There is a detail cut on grid 9 and between grids D and E that references detail 9 on sheet S502. This detail is a depressed slab detail. Please provide the correct reference.

B) Reference sheets S121 and S131. Note 7 indicates that the beams with an asterisk at there ends are collectors and requires connections per Table 2. It appears that the layer with the asterisk has been turned off as no beams are labeled with it. Please clarify.

C) Reference sheet S141. Detail 3 on sheet S512 is referenced at grids C2, D2, C8 and D8; however it does not appear as if this detail applies at this location. Detail 3 on sheet S512 show the beam and joist to beam condition and not the beam and joist to column condition. Please clarify. Please note that a correct detail must be provided for this condition as it is a lateral resisting line so the load path between elements must be verified.

D) Reference sheet S141. There are full height shear plates called out between grids 6 and 7. Please clarify. It is probably in reference to the beam-to-beam connection, but there is no detail showing this condition. Please also clarify whether or not this note only applies to the locations indicated or if it applies to all the beams along this line.

E) Reference Stair 1 Framing Plan on sheet S402. There is a detail call out on grid 9 at the bottom of the plan that references detail 10 on sheet S512. Please verify that this detail applies at this location.

G) Reference Stair 1 Framing Plan on sheet S402. There is a detail call out on grid 9 at the top of the plan that references detail 8 on sheet S512. Please verify that this detail applies at this location. The detail indicated shows an HSS beam to HSS column connection. It’s not clear that the HSS beam connects into the column at this location.

9. Please provide a written response to the comments and include one copy of additional or revise calculations, and two copies of additional or revise drawings.
