1.  Status: Architectural Corrections required.  05/10/13   Status: Architectural Corrections required.  07/02/13  Status: Full Architectural Approval.  See comment 4 resolution for required Change Order to the permit.  08/06/13

 

2.  The following comments based on the 2009 International Building Code (IBC) and 2009 International Existing Building Code (IEBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.

 

3.  Drawing SD101, Project Data; The plan Project Data includes a mini code study for an addition to the building.  Please expand the code study to include Building Construction Type, Allowable Area, Sprinklers, Fire Alarms, Accessibility, Combustible Storage per IBC Section 413, etc.  05/10/13   Resolved.  The code study was expanded to include all required data.  07/02/13

 

4.  Drawing SD101, Project Data and Drawing A504, Tire Center Plan; The plan indicates an addition to the building.  The plan does not indicate a plumbing fixture count (required/provided) to show compliance with the requirement per IBC Table 2902.1.   Please provide a new section indicating fixture count (required/provided) based on this addition.  05/10/13   Not Resolved.  There are inconsistencies in the Plumbing Fixture Table.  The Building Statistics indicates the Total Revised Building area as 173,381.  The Plumbing Fixture Table indicates the Total Building area as 172,292.  These areas should be the same.  With an occupant load factor of 30 and a Building area of 173,381, there would be 5,780 occupants.  The Building Addition seems to drive this requirement; although, it seems that this requirement existed prior to this Building Addition.  The existing single stall Toilet Rooms in Tire Center appears to be available to the public.  If so, include it as unisex Toilet Rooms on the fixture count table.  (That would bring the Total Lavatory count up to 7 for the Dimond Store, since you already included the fixtures in the two toilet rooms in the receiving area, which appear not to be accessible to the public.  That is closer to the required Lavatory count per IBC Table 2902.1.)  IBC Section 1109.2.1 requires a Family or Assisted-Use Toilet when six or more male and female water closets are required.  When provided, this Toilet can be used in the total fixture count per IBC Section 2902.1.2.  The Building Addition seems to drive this requirement; although, it seems that this requirement existed prior to this Building Addition.  07/02/13    Resolved.  This comment will be resolved by a Change Order to the permit for toilet room upgrades.  The toilet room upgrades will be in progress prior to a CO on the base permit.  08/06/13

 

5.  Drawing A601, Door Schedule; The plan indicates door hardware group selected; however, the the hardware group specifications are not provided.  Please provide door hardware specifications.  05/10/13   Not Resolved.  The Delayed Egress on Doors 55A & 55B requires explanation.  The 15 second Delayed Egress on Doors 56A & 56B is acceptable.  All other door hardware is acceptable.  07/02/13   Resolved.  The Delayed Egress on Doors 55A & 55B has been removed.  08/06/13

 

6.  Drawing A601, Door Schedule and Drawing A504, Floor Plan; The plan indicates two new exterior door pairs (Doors 55A & 55B and 56A & 56B); however, it does not indicate whether the doors are specified as being insulated.  Please verify that these new doors are insulated.  05/10/13   Not Resolved.  The Architect has indicated that the exterior doors will be shown as insulated on the next drawing submittal.  07/02/13  Resolved.  The exterior doors are now shown as insulated.  08/06/13

 

7.  Drawing A702, Section at Tire Installation; All Wall, Ceiling and Roof Assembly Sections,   Although insulation is shown in some of these locations, the insulation R values are not identified on the Drawing Plan Set as submitted.  Please provide assurance that the New Addition Building Envelope meets or exceeds the Energy Efficiency requirements of IBC Section 1301.1 and The International Energy Conservation Code (IECC) Chapter 5 and Local Amendments to IECC Chapter 5 requirements.  Show compliance with the requirements of Climate Zone 7 in IECC Table 502.2(1) and 502.2(3) as well as the Local Amendment to IECC Table 502.2(1) on unheated slabs.  Include the insulation R values for exterior doors and windows.   05/10/13   Not Resolved.  The Architect has indicated that adequate insulation will be shown on the next drawing submittal.  The Roof will be R-30 and the below grade R-10.  As stated in comment 6 above, the Architect has indicated that the exterior doors will be shown as insulated on the next drawing submittal.  07/02/13    Resolved.  Adequate insulation is now shown on the plans.   The Roof will be R-30 as redlined on drawing SD-101.  08/06/13
