10/03/2019 – Initial review complete; revision and additional submittal documents required.
This review is based on the requirements of the Anchorage Municipal Code (AMC), 2012 International Building Code (IBC) and all adopted references thereto as amended by MOA. The following comments must be addressed before a permit can be issued. The approval of plans and specifications does not permit the violation of the codes or any federal, state or local regulations.
Drawing sheet S1.0, Structural Floor Plan, shows an existing W12x6 just north and parallel to grid 19; please verify that the correct beam has been called out.
Detail B on sheet S2.0 shows “Note: For top connection see detail “D” this sheet,” but detail D appears to show a section at the base and called out elsewhere on the plan. Please provide a top connection detail for this unit, if required.
Detail C on sheet S2.0 indicates a W16x31 floor beam but the location of the cut mark on sheet S1.0 shows only W18x65 or W12x6 beams on the plan; please clarify.
Please provide a letter of Special inspection that states who the owner will retain to perform the Special Inspections specified on sheet S1.0. [IBC 1704.2]
It appears that structural calculations were not provided at the time of project submittal; please provide for review.
Please address each comment and include one copy of additional/revised calculations and two copies of additional/revised drawings. Please indicate the location of any additions or corrections in the response. All documents should be submitted to the permit manager as shown above.
