1) STATUS: 9-18-2019 Comments to be addressed.
2) The following comments based upon the 2012 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.
3) A001 The currently adopted NEC code is the 2017 version and ANSI A117.1 is the 2009 version.
4) A001 As per the 2012 IBC the occupant load factor for a mercantile occupancy is 30 sf per person at grade level. This will significantly increase the overall occupant load and affects the plumbing fixture requirements. However, an "Alternate Means and Methods Request" may be submitted to request that this issue only, be reviewed under the 2018 IBC in which Table 1004.5 has the mercantile occupant load factor at 60 sf per person.
5) A703 Vestibule door and relite "C" also require tempered glazing per IBC 2406.4.1 and 2406.4.2.
6) 01/A703 The reference to section 01/A401 should read 03/A401.
7) A707 Provide structural, seismic and wind load calculations plus fastening details for the storefront window system to include the structural engineers stamp and signature, for structural review on a deferred submittal basis.
8) A707 Clarify the exterior glazing "U" factor required per IECC Table C402.2 plus local amendment.
9) When the above comments have been addressed, please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature. RE-SUBMITTALS ARE TO BE DIRECTED TO THE ATTENTION OF THE PERMIT MANAGER WITH A LETTER OF RESPONSE ADDRESSING EACH COMMENT. (23.10.104.8.1)
