1.   The following comments based upon the 2012 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. 


 


2.  CODE ANALYSIS:


Sheet A1.1 (Occupant Load). The occupant load calculation is based as B occupancy. Please note that the lobby space #101 should be calculated as an assembly per IBC Table 1004.1.2. Please provide new  occupant load calculations.


 


3.  SEPARATE TOILET FACILITIES:


Sheet A1.1. There is only one toilet facility. Since the occupant load is 17, IBC Section 2902.2 exception #2 requires separate facilities when the occupant load is more than 15. The toilets should be ADA compliant per IBC 1109.2. Please address.   


 


4.  DRINKING FOUNTAIN / WATER BATTLE DESPENSER:


Sheet A1.1. Please verify that the floor plan is provided with drinking fountain according to IBC Table 2902.1 or with battle of water dispenser according to the amendment. Please address. 


 


5.  SERVICE SINK:


Sheet A-2. Please verify that the floor plan has service sink as required by IBC Table 2902.1. Please address.


 


6. When the above comments have been addressed, please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, engineers stamp and signature.
