Plan review
comments:

1.  This review is a
code compliance review based on the requirements of the 2012 International
Building Code (IBC) and all adopted references thereto as amended by the Municipality
of Anchorage in the Anchorage Municipal Code (AMC) Title 23.  This review does not permit the violation of
the building codes, nor any federal, state, or municipal regulation.

2.  No calculations were provided for review;
please provide them for the following items.

A.  The new opening in the CMU wall.

1. The design of the steel beams; I’m assuming that the two
drawings are showing options.

2. Please provide a design for the steel beam options for the new
header supporting the load above.  Please
clarify by showing what load above there is to be supported.

3.  Please make it clear in the
drawing that there is vertical reinforcement on the edge of the new opening,
within 16” of the edge of opening.  Or
provide a solution for this, if there isn’t vertical reinforcement.

4.  Show on the plan where
this new opening will be located.

ACI 530-

B.  New equipment:

            1.
When old equipment is being replace, and the plan stated that the old is
the same as the new; there needs to be more information provided to show that
the old is indeed the same as the new.
Please provide weight and physical size of old equipment compared to the
physical size and weight of the new.  We
need to verify that both are not increased by more than 10% that the IEBC
allows.

            2.
Attachment of the new equipment over 400 pounds needs to be designed
based on the ASCE 7-10 Chapter 13.  Provide
this design for review and details on the plan for the installation of all
equipment to be installed.  To follow
manufactures installation doesn’t not mean that it was designed for our seismic
and wind speeds.

            3.
Seeing as this is a risk category building IV, please read 13.1.3 and
apply the Ip appropriately in design.  If
this equipment needs to stay operational in/after an event, please very that
section 13.2.2 is complied with on all equipment that is required to meet this
need

C. Special
inspections.

            1. Are any required per chapter
17?  Welding, bolting, concrete, etc.  See section 23.15.1705.2.2.1 and
23.15.1705.18 for exceptions to the code as to why special inspection may not
be needed, otherwise they may be needed.

Please determine
special inspection requirements and place on the plans all required special
inspections

Address all comments above to complete the permit process.  Please provide corresponding letter that
describes how comments have been addressed and where on the plans the changes
have occurred.  Any additional
information that is provided to address the above comments could result in
additional comments based on the new information provided for review.   All
submittals should be sent or given to the permit manager of this project.
