1) STATUS: 8-28-2017 Approved for demolition only. Comments to be addressed.
2) The following comments based upon the 2012 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.
3) G0 Project Summary & A2 For this project with two gas baking ovens and one electric kettle, a Type I hood is not required but only a Type II hood. Please clarify.
4) G0 Chapter 3 Use and Occupancy There will also be assembly seating for eating, but for less than 50 occupants would be considered business (IBC 303.1.1). Overall the occupancy is M & B.
5) G0 Chapter 6 Construction Type The 5th Avenue Mall is actually Type !-B construction. Include fire rated construction requirements per IBC Table 601 and provide a statement that any damage to fire rated construction is to be repaired to match existing.
6) Chapter 10 Means of Egress The Kitchen and behind the counter areas appear to be slightly more than half of the tenant space, with the dining area seating 27 people taking up most of the remaining floor space leaving much less than 788 square feet for mercantile. Please revise.
7) A1 The exiting path from the back of the compressor room is over 100 feet requiring two exits per IBC 1015.1.2.
8) A1 Provide detailed wall assembly types and locations to include stud type, gauge, spacing, height, finishes, top of wall slip joints, bracing details for walls over 9 feet tall and existing rated wall assemblies with their listing number.
9) Provide a door schedule to include hardware.
10) When the above comments have been addressed, please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature. RE-SUBMITTALS ARE TO BE DIRECTED TO THE ATTENTION OF THE PERMIT MANAGER WITH A LETTER OF RESPONSE ADDRESSING EACH COMMENT. (23.10.104.8.1)
