1) STATUS: 5-09-2017 Comments to be addressed.


2) The following comments based upon the 2012 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.


3) A0.1                      Applicable codes to include the 2012 IEBC.


4) A0.1                      The currently adopted version of the ICC/ANSI A117.1 is the 2009.


5) A0.1                      The code study is to include the "Fire-Resistance Rating of Building Elements" per IBC Table 601.


6) A0.1                      The occupancy group does not fall into the "E" category as per IBC 308.6.1 because pre-school goes up to the age of 5 and the "E" category limits the age to 2-1/2. Therefore the occupancy falls into the "I-4" category per 308.6.


7) A2.1                      The preschool rooms are open to each other with no doors with a combined occupant load in excess of 50. Door 115 is provided with an exit sign on "E2.1" and must swing outward similar to door 100. (IBC 118.1.2)


8) A2.1                      A drinking fountain is required to be available for the children per IBC Table 2902.1. A bubbler/faucet at some of the classroom lavatories would be sufficient. Coordinate with mechanical.


9) A2.1                      The stovetop in the kitchen will be required to have a Type 1 hood per MOA Fire Department Policy #08-002.


10) A2.1                    Provide the room area and occupant load for each classroom and the Gym.


11) A2.1                    The Toddler Room has the two openings into the hallway marked with exit signs per sheet "E2.1". However, the hallway at that point leads to the same common way out. The exterior double doors should also be provided with an exit sign.


12) A2.1                    The relite glass within 2 feet of door numbers 100, 106, 117 and 125A require safety glazing per IBC 2406.4.2. 


13) 1/A5.1                 The column enclosure is to be noted as a 2-Hour assembly. (IBC Table 601)


14) 6/A6.1                 The kitchen sink is to have a 34" AFF mounting height to the flood rim of the fixture per ICC/ANSI A117.1-606.3.

 

15) When the above comments have been addressed, please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature. RE-SUBMITTALS ARE TO BE DIRECTED TO THE ATTENTION OF THE PERMIT MANAGER WITH A LETTER OF RESPONSE ADDRESSING EACH COMMENT.   (23.10.104.8.1)
