Plan review
comments:

1.  This review is a
code compliance review based on the requirements of the 2012 International
Building Code (IBC) and all adopted references thereto as amended by the
Municipality of Anchorage in the Anchorage Municipal Code (AMC) Title 23.  This review does not permit the violation of
the building codes, nor any federal, state, or municipal regulation.

2.  3-6-17   Resolved.

3.  See sheet S101a;

              a. Sheet shear wall10a;
it appears that there is a holdown missing on one end of this panel.  Also, the calculations show an HDU8, when the
plan shows an HDU5

              b. See shear wall 10bc;
the holdowns in the calculation show that an HDU8 is to be used, the plan shows
HDU5’s, please clarify change.

              c. See shear wall 10F;
this shear wall doesn’t have a holdown at the end towards the bottom of the
plan, please provide overturning resistance at this end.

              d. See changes for
shear pier 13a; the calculations show that HDU11’s are required at the ends of
this pier, there is an HDU2 shown on one of the ends, please clarify the use of
this holdown or change to the HDU11.

              e. See shear wall
C13.5; on the plan sheet, the nailing information is not shown on the actual
wall, there is two callouts on the wall to the right, please move the call out
over to this smaller pier.

4.  See detail 5/S502; please
provide the justification of the insulation as shown; it doesn’t appear to meet
the requirements of the ASCE 32 or the soils engineer’s recommendations. 

5.  See the new sheet S111a; a
hatch pattern was applied to the plan for the higher diaphragm blocking, with
this hatching, the writing under for some holdowns and column call outs are no
longer readable due to the hatching coving parts of the information.  Maybe the hatching can be under the word for
the other information.

6.  Detail 11/S501 now has the
connection to the steel for the shear walls at 16” o.c.; please provide
supporting calculations for this change; nothing was provided that I could
find.

Address all comments above to complete the permit process.  Please provide corresponding letter that
describes how comments have been addressed and where on the plans the changes
have occurred.  Any additional information
that is provided to address the above comments could result in additional
comments based on the new information provided for review.   All
submittals should be sent or given to the permit manager for this project.
