comments:



 



1.  This review is a
code compliance review based on the requirements of the 2012 International
Building Code (IBC) and all adopted references thereto as amended by the
Municipality of Anchorage in the Anchorage Municipal Code (AMC) Title 23.  This review does not permit the violation of
the building codes, nor any federal, state, or municipal regulation.



 



2.  FYI - The truss submittal is
generally a deferred item to be checked, the approved design is generally
followed; in this case the deferred truss item has actually been changed from the
design previously reviewed; therefore this is actually a change order that will
have to be charged for.



 



3.  The following are comments that
need to be addressed based on the new design of the truss layout:



A.  Please identify the individual
trusses on the plan view sheet to identify which truss is which.



B.  All truss to truss connections
are required to be identified by the truss manufacture as DCI has pointed out
on individual trusses CJ01, CJ02, EJ01, and HJ01.  Please identify the hangers that will be used
for the connection of the truss to truss.



C.  It appears that the existing
roof framing is being affected, in SSK 002, there was no indication that the
existing roof is affected with overframing. 
It appears that the proposed trusses V01 – V06 were not used and were replaced
with stick framing, details SSK-14D and SSK-14E.  Generally trusses are designed with uniform
loads, it’s not clear if the new stick framed area is loading the existing
trusses as they were designed for with uniform loads.  Please provide justification that the
existing trusses are still adequate with the new loading type as shown with the
stick trusses.



D.  See SSK-014C; the use of the
2x6’s leaves no room for insulation and ventilation.  Please clarify how adequate insulation and
space for venting will be achieved in this new structural system as shown.



E.  Without a plan overview, I’m
assuming that truss A04 is over the right shear wall line that called for the
truss to be designed as a drag truss with 2020 pounds drag load.  I didn’t find this load in the individual design
of this truss.  Please clarify why this
truss is not loaded with the drag load. 



F.  See truss A01, there is a note
by the engineer that would indicate that this truss is not meeting the design and
needs to be fixed to meet the deflections specified by the engineer.  Please provide a redesign of this truss for
the fix.



 



Address all comments above to complete the permit process.  Please provide corresponding letter that
describes how comments have been addressed and where on the plans the changes
have occurred.  Any additional
information that is provided to address the above comments could result in
additional comments based on the new information provided for review.   All
submittals should be sent or given to the permit manager for this project.
