Advisory Information:



OK for Footing and Foundation Only, MG 11-3-16.  Other grading work outside of the building footprint such as storm drainage elements and final grading are not approved.  By the developer going forward with the F&F the floor elevation will be set prior to approval of a grading & drainage plan stamped by a civil engineer that may result in significant increased costs to the developer to resolve site specific challenges to preparing an approvable site grading & drainage plan.

Correction, MG 11-3-16, 12-6-16.

1. The Engineer shall certify that the existing storm drain facility has sufficient capacity and is in sufficient condition for the proposed project.  DCM 2.2.D, 2.2.D.8, 2.4.B, 2.4.D.6, 2.4.F, 2.7.B.7,  DDG 5.9.1, 5.9.2. Resolved, MG 12-6-16.



2. ADVISORY NOTE: The ground immediately adjacent to the foundation shall be sloped away from the building at a slope of not less than 5 percent for a minimum distance of 10 feet.  Impervious surfaces within 10 feet of the building foundation shall be sloped a minimum of 2 percent away from the building. IBC 1804.3.

3. The top of cut slopes shall not be made nearer to a site boundary line than one fifth of the vertical height of cut with a minimum of two feet and a maximum of ten feet.  AMC  23.105.111.2.  In addition, Ref. C5.1, Section B, What is the slope ratio at the north property line? MG 12-6-16.



4. C6.0, PVC foundation drain pipe is proposed which is known to crack and fail if frozen. Please propose CPEP or PCMP per 2007 DCM Section 2.7.  Where does this pipe connect to the storm drain facility? Resolved, MG 12-6-16.


5. Commercial driveways require a 20' long landing area where the driveway intersects with the roadway that must not exceed a +/- 2% maximum grade.  For semi-tractors or trailers, provide a 30 foot long landing area of +/-2% maximum grade where the driveway intersects with the roadway.  DCM Appendix 1B, MOA Driveway Standards 12-11-2006. Resolved, MG 12-6-16.


6. Ref. C4.0; Please match the full width E 64th Avenue street section from the east property line to the west property line and construct a new taper within the undeveloped Meadow Street
Right-of-Way (include a street section detail).  In addition provide a storm drain catch basin within the vicinity of the west property line prior to the taper to catch street drainage.  Generally Resolved, See Comment No. 8, MG 12-6-16.



7. PDCIVIL comments may be incomplete pending further submittals.



8. Ref. C6.0, Section 5, New Road Pavement; Please show the minimum percent slope of the AC Pavement surface towards the Type 2 Curb.  Please show the structural section extended under the Type 2 Curb.  Please show geotextile at the bottom of fill once the organics have been removed that wraps up vertically at the back of the Type 2 Curb.  MG, 12-6-16.



9. Ref. C4.0 & C7.0; The proposed storm drain connection path utilizes shallow (less than 4’ cover over pipes) catch basin structures and insulation.  The MOA preferred path utilizes Type 1 storm drain structures with a minimum of 4’ of cover when practicable.  The existing SDMH #1 within the East 64th ROW appears to be the preferred storm drain connection point in conjunction with CB#1 being revised to a Type 1 CBMH that would facilitate storm drain pipes with a minimum of 4’ of cover.  A manhole shall be installed at major junctions places where there are changes in vertical or horizontal alignment, and at locations where there are changes in pipe size or shape.  2007 DCM 2.7.D.1.  Please revise and resubmit, MG 12-6-16.
