1) STATUS: 11-07-2016 Comments to be addressed. 11-07-2016 COMMENTS TO BE ADDRESSED. 11-09-2016 APPROVED.
2) The following comments based upon the 2012 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. RESOLVED 11-07-2016.
3) Provide architectural details for the exit platforms and stairs to meet the requirements of IBC chapter 10 for landings, stairs, handrails and guards. 11-07-2016 UNRESOLVED. THE OPEN SIDES OF STAIRS AND LANDINGS OVER 30 INCHES ABOVE GRADE REQUIRE 42 INCH GUARDS OPENINGS NO LARGER THAN 21 INCHES (FOR INDUSTRIAL AREAS) PER IBC 1013.4 EXCEPTION #4. 11-09-2016 TO BE ADDRESSED WITH A DEFERRED SUBMITTAL.
4) HANDRAILS INSTALLED WITH A UNIFORM HEIGHT OF 34 TO 38 INCHES ABOVE THE STAIR TREAD NOSING TO THE TOP OF THE GRIPPING SURFACE ARE REQUIRED ON BOTH SIDES OF THE STAIRS PER IBC 1012. 11-09-2016 TO BE ADDRESSED WITH A DEFERRED SUBMITTAL.
5) HANDRAIL EXTENSIONS HANDRAILS SHALL EXTEND HORIZONTALLY AT LEAST 12" BEYOND THE TOP RISER AND CONTINUE TO SLOPE FOR THE DEPTH OF ONE TREAD BEYOND THE BOTTOM RISER. THE EXTENSIONS OF HANDRAILS SHALL BE IN THE SAME DIRECTION OF THE STAIR FLIGHT. (IBC 1012.6) 11-09-2016 TO BE ADDRESSED WITH A DEFERRED SUBMITTAL.
6) When the above comments have been addressed, please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature. RE-SUBMITTALS ARE TO BE DIRECTED TO THE ATTENTION OF THE PERMIT MANAGER WITH A LETTER OF RESPONSE ADDRESSING EACH COMMENT. (23.10.104.8.1) RESOLVED 11-09-2016.
