Because two exits are provided emergency lighting (EM) is required with the space. The location of the single EM fixture does not appear to provide sufficient egress lighting. Please add one or more fixtures near area 2/B-C and/or 1/A-C.

Clarify the intent of the egress plan. Specifically & clearly show the following. The required exit or exits, number of exits provided (it appears you are providing 3 exits from the space) , use of security grills, common path of travel, occuppant load (OL), area of space, etc. Note that per IFC 1004.1.1 OL is calculated based on gross area. It appears that you deducted areas that should have been included within the gross floor area. Using the 1729 sf lease area (when allowing for a higher OL factor for approx 210sf for the work area/restroom) the OL is calculated > than 50. Two exits would be required from the space. Even f you can clearly show only one exit is required note it appears that the design is based on providing two or more exits. Note that per IFC 1008.1 doors provided for egress purposes in numbers greater than required by this code shall meet requirements of section 1008. Also note that IFC 1008.1.4.5 & IBC 402.13 states where two or more means of egress are required not more than 1/2 of the exits or exit access doorways shall be equipped with vertical security grills. All three of your exits have security grills. What is the code info reference (Sheet G1.3) to providing exit doors with panic hardware. Are you providing such and if yes at what doors? Please note that the travel distance of 53 ft is incorrectly measured.




Advisory Information:

Clarify your intent of the exit plan. Address issues to include emergency lighting, multiple security grills, common path of travel, intended required exit, required number or provided number of exits, etc. It appears that the design is based on two or more exits either required or provided. The life safety plan shows three exits. Per IFC 1008.1 exit doors when provided for egress purposes in numbers greater than required by the code shall meet all requirements of section 1008.. If two exits are required (you appear to be providing three) IFC 1008.1.4.5 requires that not more than 1/2 of the required exits shall be equipped with security grills. Please specifically address intent. Note that two exits are required if common path exceeds 75ft per IBC 402. Common path to openings B/C & 1/2 exceed 75 ft from the restroom. If your intent is that this space requires only one exit but you are providing more than one please clearly state such on the plans and indicate the specific required exit. If only one exit is required but more than one exit is provided the use of multiple gates would be acceptable under IBC 402 providing they are not secured when the space is occupied and additional emergency lighting is provided.
