1.   Architectural Status: Please address the following comments for approval.

 

2.   The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. 

 

3. PROJECT SUMMARY - BUILDING DATA -CONSTRUCTION TYPE:

Sheet A000. The building data shows the construction type of the building as II-B. Please note that the building construction type is I-B. Please correct on the plans the construction type of the building.

 

4. PROJECT SUMMARY – CONTRUCTION RTING – EXIT STAIRS:

Sheet A000. The building data shows the stairs construction is 1-hr. Note that the stairs construction rating is 2-hrs. Please correct the data on the plan.

 

5. SEPARATE TOILET FACILITIES:

Sheet A100 (Construction Floor Plan). The floor plan shows one accessible toilet facility. Since the occupant load is greater than 15, IBC Section 2902.2 exception #2 requires separate facilities when the occupant load is more than 15. The facilities shall be ADA compliant per IBC 1109.2. Please address.   

 

6. When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, engineers stamp and signature.
