1) STATUS: 12-24-15 Comments to be addressed.
2) The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.
3) G-0.0 Applicable Codes ADA requirements are currently being reviewed under the 2003 ICC/ANSI A117.1. Please include.
4) G-0.0 The 4th Avenue Mall construction type is "I-B", not "II-B".
5) G-0.0 Provide the fire-resistance rating for building elements for "I-B" construction per IBC Table 601.
6) G-1.1 Division 06: Wood and Plastic Paragraph 2B states "All dimensional lumber to be fire retardant with U.L. rating non-combustible." Such treated wood is still considered combustible. Please address.
7) G-1.1 The floor/ceiling assemblies have a 2-hour rating. Provide clarification to address maintaining the 2-hour rating protection at abandoned penetrations from demolition and any new penetrations such as for plumbing, electrical conduit or attachents.
8) G-1-1 Existing beams and columns have a 2-hour protective wrap or spray coating. Provide clarification for providing repairs to any damage which may be found.
9) HC-1.1 The standard "Disabled Access Details" needs to include the 33"-36" to top of gripping surface for the horizontal grab bars at water closets. (ICC/ANSI A117.1-609.4)
10) A-0.1 Rear service exit door #5, comment #10 specifies a 20 minute rated door. This is located on a 1-hour rated exit passageway and requires a 1-hour door per IBC Table 715.4.
11) A-1.2 The 33"-36" dimension for the horizontal grab bar at the water closet is measured to the top of the gripping surface, not centerline of the grab bar. (ICC/ANSI A117.1-609.4)
12) 5/A-1.3 & 8/A-2.2 Provide structural and seismic calculations plus fastening details for the storage areas above the toilet room and the fitting room to include engineers stamp and signature for structural review on a deferred submittal basis.
13) A-4.2 Combustible materials (wood) are not permitted in Type I construction (IBC 602.2). Provide a code path that allows these applications that are shown. (Please note that fire retardant treated wood is still considered combustible).
14) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature.
