1.  ARCHITECURAL STATUS: Correction required 6/22/2015

2.  The following comments based on the 2009 International Building Code (IBC) and 2009 International Existing Building Code (IEBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.

3.  EXITING THRU ANOTHER TANENT SPACE:

Sheet A1 shows exit pathway passes through an intervening room. Sheet A2 shows the two exits pass through storage room #111. These exits do not comply with IBC 1014.2 for exit access. 

 

Who owns \ lease the staging area? Can not exit thru another tenant space per IBC Section 1014.2.1.   

 

Also, staging area is considered a storage area and exiting thru a storage area is not allowed per IBC Section 1014.2

5.  TENANT IMPROVEMENT FLOOR PLAN (OCCUPANT LOADS):

Sheet A2 shows space #104 as retail & sitting areas. Please show the sitting area seating arrangement (tables and chairs) and occupant load per IBC table 1004.1.1. But since occupant load factor for seating area is 15 square feet per person per table 1004.1.1. Since occupant load is over 50, this must be classified as A-2.

7.  DETAIL OF TOILET EQUIPMENT MOUNTIN DIAGRAM: 

Sheets A5. There is no detail for the sink height and vertical bar distance from the rear wall. Refer to ICC/ANSI A117.1 sections 604.5.1 and 606.3. .

Sheet A3 Toilet room sinks are shown in the minimum required water closet clear space. Refer to ICC/ANSI-2003 604.3.1.
