2.  The following comments based on the 2009 International Building Code (IBC) and 2009 International Existing Building Code (IEBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.

 

3.  Drawing No. A-000.00, Code Analysis, Applicable Codes; Revise: National Electric Code (NEC) 2008 Edition to National Electric Code (NEC) 2011 Edition. 01/15/15    RESOLVED.  03/03/15

 

4.  Drawing No. A-000.00, Code Analysis, Construction Ratings; This is a “Construction Type I-A" Building.  As such, several of these Construction Ratings are incorrect per IBC Table 601.  Revise: Columns, Interior Bearing Walls, Beams, Girders, & Trusses indicated as non-rated To: Columns, Interior Bearing Walls, Beams, Girders, & Trusses indicated as 3 Hour Fire-Resistance Rated.  In Addition, Revise: Roof/Ceiling Construction indicated as non-rated To: Roof/Ceiling Construction indicated as 2 Hour Fire-Resistance Rated.  Note: "Trusts" should be corrected to indicate "Trusses" (this is an apparent typo).  It is clear that most, if not all, of the rated assemblies are within the landlords scope of work; however, it has to be clear on this set of plans what these required assembly ratings are, in case they get damaged during this Tenant Improvement.  01/15/15    RESOLVED.  03/03/15

Drawing No. A-012.00, CC Multiple Accomodation Sanitary FacilitiesVerify that the Mirrors above the Lavatories in this handicap bath room meets accessibility requirements per "Accessible and Useable Buildings and Facilities" (ICC/ANSI A117.1) 2003.  The Mirrors above the Lavatories should be located with a maximum of 40 inches from the reflective surface above the floor per ICC/ANSI A117.1-2003 Sec. 603.3.  Please Clarify Diagram.  01/15/15    RESOLVED.  03/03/15
