PERMIT STATUS

6/11/2014 – Review complete. Comments issued.

 

Advisory Comment (no response required):  This review is based on the requirements of the Anchorage Administrative Code (AAC), 2009 International Building Code (IBC), 2009 International Residential Code (IRC) and all adopted references thereto as amended by MOA. The following comments must be addressed before a permit can be issued. The approval of plans and specifications does not permit the violation of the codes, or any federal, state or local regulations.

 

1. MAT CONTRIBUTION TO SEISMIC

Reference pages AK15 and AK16 of the calculations. Please clarify why only half the seismic contribution of the mat is being transferred into the piles. If the soils are poor where does the other half of this load get transferred. Page AK16 seems to indicate that soil passive pressure is engaged. If the soils are poor it is unclear how much passive pressure can be counted on to resist lateral loads. Please clarify. Reference IBC section 1803.5.2.

 

2. ALLOWABLE LATERAL LOAD ON PILES

Reference page AK16 of the calculations. It appears that the lateral deflection is 0.4”. Is this correct? This number could not be located in the SAFE model or anywhere else in the calculations (in fact the SAFE model appears to show no lateral deflections). The allowable lateral load for the piles should be taken as half the lateral load it takes to displace the piles 1” unless data is provided showing that the elements supported can support a larger displacement. Please clarify where the lateral deflection has been determined. Please note that lateral deflections must be based on the strength level force. Reference IBC section 1810.3.3.2

 

3. PILE CONNECTION TO MAT

Reference the calculations. Please clarify where in the calculations the pile connection to the mat has been designed. The pile connection to the mat must be designed to meet IBC sections 1810.3.11, 1810.3.11.1, 1810.3.11.2, 1810.3.12, and 1810.3.13.

 

4. LATERAL FOR LARGE TANK

There is another large tank (180k weight) on a separate pad and piling. Please provide lateral design for these piles as well as required in comment 2. Please also provide connection of the pile to the grade beams as indicated in comment 3 for the other piles/pad.

 

5. GRADE BEAM TIES

Reference details 5 through 8 on sheet S-2 of the drawings. ACI 318-08 section 21.12.3.2 requires ties to be spaced no greater than the least cross section dimension of the grade beam divided by 2. This would be 11” for the 22” wide beams and 8” for the 16” wide beams. Please revise or clarify.

 

Please provide a written response to the comments and include one copy of additional or revise calculations, and two copies of additional or revise drawings. While not required it is extremely helpful to the reviewer if the response indicates where in the submittal each comments has been addressed.
