1.  Status: Architectural Corrections required.  12/02/13  Please resolve Code Analysis comments.  More comments may follow depending on comment resolution.  12/02/13  Status: Architectural Corrections required.  01/10/13   Status: Full Architectural Approval.   Several Comments from 01/10/14 thru and during the Express Plan Review on 01/22/14 were redlined on the Drawings.  Please incorporate all agreed on comment resolutions in the final conformed set of Drawings.  01/22/14

 

2.  The following comments based on the 2009 International Building Code (IBC) and 2009 International Existing Building Code (IEBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.

 

3.  Drawing G1.00, 2009 IBC Code Analysis; The Chapter 5 analysis indicates both S-1 and S-2 occupancy types.  Is it intended to indicates both S-1 and S-2 or is it supposed to only indicate an S-2 occupancy type?  Note S-1 is indicated in Chapter 9 as well.  12/02/13  RESOLVED.  01/10/14

 

4.  Drawing G1.00, 2009 IBC Code Analysis; The Chapter 5 analysis indicates no separation is required per Table 508.4.  This is not true.  A 1 hour separation is required between an A occupancy and a B occupancy per Table 508.4.  A 1 hour separation is also required between an A occupancy and an S-1 occupancy per Table 508.4 (I believe that you can make the S-1 occupancy go away).  12/02/13  RESOLVED.  01/10/14

 

5.  Drawing G1.00, 2009 IBC Code Analysis; The Chapter 6 analysis indicates that non-bearing exterior walls are 1 hour at greater than or equal to 30 feet (Table 602).  Is this intended to indicate that non-bearing exterior walls are 1 hour at less than 30 feet (Table 602) and 0 hour at greater than or equal to 30 feet (Table 602)?  12/02/13  RESOLVED.  01/10/14

 

6.  Drawing G1.00, 2009 IBC Code Analysis; The Chapter 9 analysis indicates that manual fire alarms are provided and identifies a reference to 907.2.9.1.  Note that 907.2.9.1 applies only to R-2 occupancies.  12/02/13  RESOLVED.  01/10/14

 

7.  Drawing G1.00, 2009 IBC Code Analysis; The Chapter 11 analysis indicates that the building cannot fully comply with Chapter 11 requirements.  For existing building features, you can apply the technically infeasible claus of IEBC Section 605, as applicable.  Note that the addition must fully comply with Chapter 11 requirements.  12/02/13   RESOLVED.  01/10/14

 

8.  Drawing (Various); Several Comments were added to the plans on 01/10/14 and during the Express Plan Review on 01/22/14.  These comments are considered RESOLVED and were redlined on the Drawings.  01/22/14  RESOLVED.  01/22/14
