Advisory Information:

 1st Review 11/19/2013 - Corrections Required.  Provide a written response to comments along with revised plans.

1.  Verify that the elevator car is large enough to accommodate an ambulance stretcher as required per IBC 3002.4.

.

2.  Adjust fire extinguishers to comply with IFC 906.  Travel distance is measured along the path of egress rather than using a radius as shown.  FE's shall also be along the path of egress.  Relocate the 2nd level breakroom FE or add an additional one in the corridor near B/3.  Basement mechanical room B23 is too far from the FE in storage room B22.

3.  Provide ocuppant load signage for each assembly space.  Show location and number to be posted.

4.  Security gates at the elevator lobby are not allowed per IBC 1008.1.4.5.

5.  Provide a door schedule. Show door ratings and note all doors requiring panic type hardware.  This includes the 1st and 2nd floor.

6.  Corridor 103 is required to be a rated  exit passage way.  Please show details of walls, doors, ceilings, etc.

.

7.  Provide electrical plans showing locations of exit signs and emergency light fixtures to include at each exterior exit discharge.

8.  Verify and provide area & occupant loads (OL's) of individual rooms on first floor.  The auditorium, large conference room, library, pre function, and break room are all assembly use.  If intent is to use as multifunction please calculate at the smallest OL factor.  Code study only shows 3227 sf of assembly space and over 6000 sf busuness use.  The majority of the first floor appears to be assembly with very little business use.  Also verify the egress width (required & actual) leading to the south stair.  The divider wall may not allow sufficient width for assembly use.  Each opening shall be at least 44 inches.  Call to discuss if need be prior to submittal.

9.  Show location of address on the building.

10.  Verify the separation between the existing parking garage and the building.  If the parking garage is not sprinklered the basement door separating the two are required to be 90 minute rated rather than 1 hr as shown (Sheet A1.00)

11.  Provide an occuppant load calculation for the library rooms 128 & 129 9Include 126 & 127 if exiting thru the library).  Per IBC table 1004.1.1 reading rooms are calculated @ 50 sf net per occuppant.  Sliding doors are not allowed unless they comply with IBC 1008.1.2 exception and shall meet IBC 1008.1.4.3 if using exception 6.   It appears the OL of the combined rooms is > 10.

12.  Provide electrical plans showing locations of all required exit signage and emergency light fixtures to include at each exterior exit discharge.  This submittal maybe deferred.
