2nd Review @ counter 9/10/2013 - OK for F&F.  Note:  Bollard detail does not meet specific requirements of IFC 312.  Bollards spaced 5' 6" on center but connected with top rail.  Also 6 inch diameter although only 4 inch required.  Will discuss with supervisor and fully approved permit if meets FM's approval.  Otherwise new detail will be provided as a deferred submittal.

1st Review 7/23/2013 - Corrections Required.  Provide a written response to comments along with revised plans.

.

1.  Provide a code study showing how the addition fits into allowable area requirements.   Show existing area & construction types as well as open space.  How does this qualify as an unlimited (UL) area building?  The site contains Assembly (A1 & A2) as well as a connecting 3 plus story office portion.  IBC 507.4 is limited two stories and does not include "Assemby" uses.  Since this is a "Mall" IBC 402.6 may be the governing section for unlimited area however UL Area may not apply since the original building or one or more additions is "Type V" construction?

.

2.  Provide additional detailed information on the proposed fire access and hydrant locations.  It is asumed that the drive fronting the new addition is intended fire access.  It does not appear that the roadway is of proper width.  Also, are you proposing to either remove or relocate the closest fire hydrant and are you reconfiguring the existing approved fire access road?  Provide a detailed site plan showing the fire lane, hydrant, signage, etc.

.

3.  Since you are constructing a nonseparated addition, adding fire area to the existing building, a fire alarm system is required per IFC/IBC chapter 9 as outlined in both IEBC 912.2.2 and/or IEBC 1002.3 .

.

4.  Clarify the location of the mezzanine.   How is it accessed as you show no stairs?  What is it's intended use?  Who is the intended tenant?  Is this located in the "Olive Garden" restaurant?

.

5.  Since the 2nd exit from the restaurant and the expanded lease spaces egress through the mall there is an increase in the occupant load.  Provide a egress calculation showing the existing malls exits will handle the additional capacity from both the restaurant and new lease spaces.

.

6.  Provide details showing how the proposed gas meter will be protected against vehicle impact.  Bollards shall meet IFC 312.

.

7.  Additional fire extinguishers (FE) shall be provided to meet travel distances as required per IFC 906.  An FE is required on the mezzanine.  Indicate size and type on plans.  Is it your intent to add additional FE's upon buildout of the lease spaces.

.

8.  Provide electrical plans showing all required exit signs and emergency light fixtures to include at each exterior exit discharge.
