1. Status: Architectural Corrections required. 08/02/13 Status: Footing and Foundation Architectural Approval. Please resolve comments and provide complete submittal for Shell and Core Construction Architectural review. 08/13/13
2. The following comments based on the 2009 International Building Code (IBC) and 2009 International Existing Building Code (IEBC) must be resolved before a permit is issued. The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.
3. Drawing T0.1, Code Information, Allowable Area; The Code Study indicates Unlimited Building Area per 2009 IBC Section 507.4. Since the sprinklered building is two stories with public ways or yards not less than 60 feet, this meets all the requirements except the occupancy type for this code section. Although mostly M as allowed by IBC Section 507.4, there is also A-2 occupancy included that is not allowed by IBC Section 507.4. It seems that this is a hybred mixture of allowed by IBC Sections 507.3 and 507.4, since the A-2 occupancy is located only on the first floor. 8/02/13
4. Drawing T0.1, Code Information, Allowable Area; As stated above, the Code Study indicates Unlimited Building Area per 2009 IBC Section 507.4. The Code Study also indicates Construction Type II-B which is in compliance with the requirements of 2009 IBC Section 402.6. However, a portion of the building is Construction Type V-A which is not in compliance with the requirements of 2009 IBC Section 402.6. Please reference in the code study the grandfathering rights that determined that Construction Type V-A was equivalent to Construction Type II-B for clarity. 8/02/13
5. Drawing T0.1, Code Information, Mezannine; There is a new Mezannine 201 Addition to the building, thus 2009 IBC Section 505 applies. Please address area limitations, egress, and openness requirements for the new Mezannine 201 Addition in the Code Study. Please also address the Occupancy Type for the new Mezannine 201 Addition in the Code Study. 8/02/13
5. Drawing T0.1, Code Information, Exit Requirements; Lease spaces 102, 103, and 109 appear to be suited for M occupancies with an occupant load of 30 (as shown on the code study). However, Lease space 110 appears to be suited for an A-2 occupancy with an occupant load of about 15 (30 shown on the code study). The exiting indicated is still satisfactory with this clarification. 8/12/13
6. Drawing T0.1, Code Information, Interior Finishes; The Code Study should also indicate the finishes shall be Class B or better per 2009 IBC Section 402.8. 8/12/13
7. Drawing T0.1, Code Information, Fire Partition Continuity; The Code Study has a minor editorial reference. Penetrations of Fire Partitions should reference 2009 IBC Section 713 (not 715 as indicated). 8/12/13
8. Drawing T0.1, Code Information, Fire Protection Systems; There is a new addition to the building, thus IEBC 1002.3 applies. Consequently, a fire alarm system is required per IFC/IBC chapter 9. Please address. 8/12/13
9. Drawing T0.1, Code Information, Plumbing Fixture Count; There are some Plumbing Fixtures and Restrooms being demolished in this permit; it is not clear that any Plumbing Fixtures are being added. The Code Study does not address Plumbing Fixture Count per 2009 IBC Table 2902.1. Please address. 8/12/13
