Advisory Comment (no response required):  This review is based on the requirements of the Anchorage Administrative Code (AAC), 2009 International Building Code (IBC), 2009 International Residential Code (IRC) and all adopted references thereto as amended by MOA. The following comments must be addressed before a permit can be issued. The approval of plans and specifications does not permit the violation of the codes, or any federal, state or local regulations.

 

1. UNIT 1 COMMENTS

Reference the drawings and calculations for unit 1. Please provide the following:

 

A. Reference pages 6 and 7 of the calculations. These pages of the design is for global overturning of the structure. Please clarify where the overturning for the frames has been designed. Please note that these frames appear to be ordinary truss moment frames. These frames must be designed to develop 1.1*Ry*Mp of the truss or to the load combinations including the amplified seismic load whichever is greater. Please note that the anchorage of these frames will need to be design for these forces as well. The foundation can be designed for the standard load combinations. Please note that only dead load supported by the frame can be used to resist overturning in the frame. See AISC 341-05 section C11.1 for the discussion of this frame type (OMF Knee-Brace Systems).
B. Reference the drawings. No details have been provided showing the construction of the frames shown in the calculations. Please provide drawings showing this construction, and include details showing the load path to these frames.

 

 

2. UNIT 2 COMMENTS

Reference the drawings and calculations for unit 2. Please provide the following:

 

A. Reference the drawings. It appears that sheets 1 and 2 of 4 have not been provided. Please provide. Please note that it appears that unit 2 is identical to unit 1 so the comments for unit 1 apply to this one as well.

 

3. UNIT 3 COMMENTS

Unit 3 appears to be identical to units 1 and 2. The comments for those units apply to this one as well. Please note that it appears that sheet 1 and 2 are missing from this set as well.

 

4. UNIT 4 COMMENTS

Reference the drawings and calculations for unit 4. Please provide the following:

 

A. Reference the drawings. It appears that sheets 1 and 2 of 4 have not been provided. Please provide. B. Reference the calculations. It appears this unit is using shear walls as the lateral resisting system. As with units 1 through 3, a global check for overturning has been provided, but no overturning design has been provide for individual shear panels. Please provide this design. Please note that the design could not be verified since sheets 1 and 2 of the drawings has not been provided.

C. Please clarify the aspect ratio of the roof diaphragm. It appears from the calculations the roof is 162.52’ long and 27.65’ wide. This leads to an aspect ratio of over 5 which is not permitted for a wood diaphragm per the Special Design Provisions for Wind and Seismic table 4.2.4. Please note that since no plan was provided showing where the lateral resisting elements are located, and based on the design shear on each resisting line being the base shear divided by 2 that the aspect ratio appears to be 162.52/27.65.

D. There are two beams designed in the calculations that could not be verified because no plans were provided. Please also note that detail 18 on sheet 4 appears to show a wide flange, but no design of a wide flange was provided.

E. None of the shear wall requirements could be located on the drawings. It’s possible this information is shown on sheets 1 or 2 of the drawings which hasn’t been provided.

 

5. UNIT 5 COMMENTS

 

A. Reference the calculations. It appears this unit is using shear walls as the lateral resisting system. As with units 1 through 4, a global check for overturning has been provided, but no overturning design has been provide for individual shear panels. Please provide this design.

 

Please provide a written response to the comments and include one copy of additional or revise calculations, and two copies of additional or revise drawings. While not required it is extremely helpful to the reviewer if the response indicates where in the submittal each comments has been addressed.

 

All submittals should be sent to the permit manager.
