1) STATUS:   5-28-13 Comments to be addressed.        6-20-13 COMMENTS TO BE ADDRESSED.

 

2) The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.         RESOLVED 6-20-13.

 

3) A-002 ADA Details         This sheet has been improperly labeled as A101.   6-20-13 UNRESOLVED. THE SHEET NUMBER NOW READS "A-001" WHICH IS THE PREVIOUS SHEET NUMBER. IT SHOULD READ         "A-002".

 

4) 9/A-002         The water closet horizontal grab bars are allowed to be a maximum of 36" above the finished floor to the top of the gripping surface. (ICC/ANSI A117.1-609.4)       6-20-13 UNRESOLVED. THE DETAIL SHOWS THE DIMENSION TO THE CENTERLINE OF THE HORIZONTAL GRAB BAR. THE MAXIMUM HEIGHT IS TO BE MEASURED TO THE TOP OF THE GRIPPING SURFACE.

 

5) See the permit manager Jinny Day for a proper permit valuation of this project.           6-20-13 UNRESOLVED. JINNY HAS NOT YET BEEN CONTACTED.

 

6) Structural calculations and details may be required for various portions of this project. No response required.

 

7) A-101            The Type I kitchen grease hood requires 18" clearance from combustible construction per IMC 507.9. Provide details at the ceiling and existing wall.        6-20-13 UNRESOLVED. PROVIDE A SECTION THROUGH THE HOOD SHOWING THAT THE "HOOD" HAS 18" CLEARANCE FROM  COMBUSTIBLE CONSTRUCTION (WALL & CEILING?).

 

8) A-101            Type I hoods that penetrate a ceiling must comply with IMC 507.10 and 506.3.10. Please clarify.        6-20-13 UNRESOLVED. THE REFLECTED CEILING PLAN APPEARS TO INDICATE THAT THE GREASE "HOOD" PENETRATES THE CEILING THUS REQUIRING ARCHITECTURAL DETAILS COMPLYING WITH IMC 507.10 AND 506.3.10.        

 

9) A-101            What is the function of the 200,000 BTU fire pit? The equipment schedule allows for a maximum cooking temperature of 700 degrees for the exhaust hood while the Type I grease hood in the kitchen allows only 600 degrees.       RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

10) A-101           The sprinkler increase for a one story building is 300%. (IBC 506.3)        RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

11) A-101           Under the occupancy load calculations Hostess 106 appears to be twice counted and Dining 4 #111, Kitchen #113, Skullery #114 & The New South Patio appear to be unaccounted for.         RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

12) A-102.1 & A-102.2          The references to details 10, 11, 12, 19 & 20/A-301 appear to be incorrectly labeled.          RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

13) A-102.1 & A-102.2          The stairs between Dining 3 & 4 require a handrail on both sides of the stairs. (IBC 1009.12)       RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

14) A-102.1 & A-102.2          The upper handrail extensions at the stairs between Dining 1 & 4 are required to extend in the same direction of the stair flight. (ICC/ANSI A117.1-505.10)            RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

15) A-102.1 & A-102.2          The glass panels on both sides of door numbers 100, 101, 103 & 108 require safety glass per IBC 2406.4.6. Provide clarification.   6-20-13 UNRESOLVED. THE DOOR SCHEDULE ADDRESSES THE GLASS IN THE DOOR. IT DOES NOT ADDRESS THE ADJACENT RELITES.

 

16) A-102.2           The note located at the window of Dining 4 providing for a floor level duct enclosure does not appear to coincide with the mechanical drawings.                RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

17) A-104              It appears that 42" guards will be required for EF-1,2,3 & 5, RTU-2 & 4, KMUA-1 and the roof hatch. (IMC 304.11)          RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

18) 1 & 2/A-203         All of the glass in these panels require safety glazing per IBC 2406.4. Provide clarification.                  6-20-13 UNRESOLVED. SHEET #A-203 HAS NOT BEEN CHANGED AND THE DOOR SCHEDULE DOES NOT ADDRESS THE RELITES. 

 

19) 20/A-301              The detail indicates a section through Dining #2, shows as dining #3 but apparently should have been taken through the south wall at the new patio.             RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

20) 20/A-301              The reference to detail 21/A-501 apparently should read 21/A-301.              RESOLVED PER RESUBMITTAL RECEIVED 6-17-13. 

 

21) 3/A-401                This detail for the Men's and Women's bathrooms should indicate a maximum elevation AFF to the bottom of the reflective surface of the mirror of 40".           RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

22) 38/A-502              Room 117 is Office, 103 is the Hall and 102 is the Men's Room. Please clarify.         RESOLVED PER RESUBMITTAL RECEIVED 6-17-13.

 

23) A-601                   Windows #106 and #107 did not appear to be shown on the demolition page and yet are labeled as existing. Please clarify.             RESOLVED PER RESUBMITTAL RECEIVED 6-17-13. 

 

22) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature.
