1) STATUS:   4-02-13 Comments to be addressed.           6-21-13 AWAITING PLANS TO BE STRAIGHTENED OUT.

 

2) The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.

 

3) LS.03M          The common path of egress travel exceeds 100 feet from Board Room 3-AM117A and CEO 3-AM113. (IBC 1014.3 Exception #2)

 

4) LS.03M          With an occupant load in excess of 50 for the Administration Suite, two exits are required with a minimum separation distance of 1/3 the diagonal of the space. This has been accomplished; however, from the eastern most exit one must converge back towards the other required exit to a point less than 1/3 the required diagonal separation in order to reach a point of having a selection of two possible exit routes.This negates the intention of the code to keep the required exits separated by a minimum distance. 

 

5) A1.03M          Non-rated wall partition to the deck Type W1 requires a top of wall slip joint. Please clarify.

 

6) F4.02M          This sheet appears to be for a different building and should not be part of this plan set.

 

7) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature.
