GENERAL
This review is code compliance review based on the requirements of the International Existing Building Code (IEBC), 2009 Edition, and all adopted references thereto, as amended by the Municipality of Anchorage in Anchorage Municipal Code (AMC) Title 23. This review does not permit the violation of the building codes, nor any federal, state, or municipal regulation.
The following comments must be addressed before a permit may be issued. Additional comments may be issued following review of submitted information.
1. TOP OF WALL DETAILRefer to Sheet 1. Please provide details for the walls supporting the display screens, including top of wall conditions.

2. STATEMENT OF SPECIAL INSPECTIONS
Please provide a detailed statement of special inspections in accordance with IBC Chapter 17. This may be provided on the plans or as a separate document.

3. SPECIAL INSPECTION PERSONNEL
Please provide a letter from the Owner/Owner's Representative, or Special Inspection Agency stating that the Special Inspection Agency has been retained by the Owner to provide special inspection services for the project as required by IBC Chapter 17.

4. STAIR CONSTRUCTION
Refer to Sheet 2. Please provide details for the construction of the stairs to the mezzanine, including stringer sizes, tread sizes, and connections.
5. CHORD CONTINUITY
Refer to Sheet 2. Please clarify the continuity of the diaphragm chords along Grids A and B. It is not clear if the joists are continuous through Grid 2.

6. LATERAL SUPPORT OF DIAPHRAGM
Refer to Sheet 2. Please clarify the lateral support of the diaphragm at Grid 3. The diaphragm exceeds the limitations of open-front (3-sided) diaphragms, in both diaphragm length and aspect ratio.

7. DIAPHRAGM NAILING
Refer to Sheet 2. Please clarify the nailing of the diaphragm to the supporting framing.Reference: NDS SDPWS Section 4.2.6.3
8. LOADS TO EXISTING COLUMN/FOOTING
Refer to Sheet 2. The plans call for the midline GLB to be connected to an existing 6x6 at Grid A/2. It is not clear if the column is supporting other loads. Please clarify, and provide verification of the column and footing capacity for additional loads if necessary.

9. DIAPHRAGM DEFLECTION COMPATIBILITY
Refer to Sheets 2, 4. Please clarify the compatibility of the diaphragm to displace against the existing partition walls, especially between Grids 2 and 3, where the diaphragm is not restrained from displacing plan north, but will pound the wall plan south.

10. WALL ANCHORAGES
Refer to Sheet 4. The shear wall table provides wall loads, but there is no information regarding the anchorage of the wall for sliding.
