1st Review 12/20/2012 - Corrections Required

1. Emergency lighting and exit signs shall be provided from all spaces requiring two exits or shared exits. This includes at each exterior exit discharge. Show on electrical plans as either existing or new. This submital maybe deferred.
2. The 2nd exit through Suite C9 is through a stockroom and shall meet IBC 1014.2.4. Provide details to include nonlocking door hardware and a 44 inch wide aisle demarcated using a full or partial fixed wall leading to the exterior exit.
3. Adjust the occupant load as the factor per IBC table 1004.1.1 is 30 sf net rather than the 60 sf net as used. This does not effect exiting or fire alarm requirements but should be accurate for reference.
4. Verify the occupant load from the cafe by calculation using 15 sf net for the dining/seating area and 200 sf gross for the prep/kitchen and 300 sf gross for the storage area rather than the MOA posted OL. If > than 49 occupants or travel distance to the exit exceeds common path of 75ft then two exits are required. The exit sign and door swing of the 2nd exit wouod be noncompliant as it can not egress thru another tenant space. If you are using the MOA posted occupant load of 25 or attempting to use 1004.1.1 exception to reduce the number than provide documentation or submit for approval from the building/fire official per the exception.
