0) 8-30-12     FULL SIZE PLANS DATE STAMPED 05/09/12 WERE SUBMITTED ON AUGUST 13th WITH NO APPARENT REVISIONS OR RESPONSES TO THE FOLLOWING COMMENTS DATED 7-05-12. PROVIDE THREE SETS OF REVISED DRAWINGS AND A LETTER ADDRESSING ALL OF THE COMMENTS.         RESOLVED 9-14-12. A FEW SMALL CHANGES WERE DETECTED ON THE ENLARGED PLAN SET. 

 

1) STATUS:   7-05-12 Comments to be addressed.         8-02-12 FOOTING & FOUNDATION ONLY APPROVED. COMMENTS TO BE ADDRESSED.           9-14-12 COMMENTS TO BE ADDRESSED.    9-25-12 COMMENTS TO BE ADDRESSED.                  11-02-12 COMMENTS TO BE ADDRESSED.   11-13-12 APPROVED.

 

2) The following comments based upon the 2009 Uniform Plumbing Code must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the Uniform Plumbing Code or any federal, state or local regulations.             RESOLVED 9-14-12.

 

3) The current plan set has many details that are not readable due to the reduced print size. Please provide three full size sets of drawings so that a complete review may be accomplished. Further comments may result after ledgible sets are provided.        RESOLVED PER RESUBMITTAL RECEIVED 8-13-12.

 

4) P-1         Hangar floor drainage is required to be processed through an oil/water separator. (IBC 412.4.3)          9-14-12 UNRESOLVED. OIL/WATER SEPARATOR IS STILL MISSING FROM PLANS AND PROPOSED SYSTEM DOES NOT MEET CODE REQUIREMENTS.       9-25-12 UNRESOLVED.       11-02-12 UNRESOLVED. THE SYSTEM IS REQUIRED TO DRAIN BY GRAVITY PER UPC 709. INTRODUCTION OF A SUMP PUMP INTRODUCES THE LIKELYHOOD OF A SYSTEM FAILURE.          RESOLVED PER RESUBMITTAL OF 11-13-12.

 

5) P-1         “The drainage piping of each building …… shall be vented by means of one or more vent pipes, the aggregate cross-sectional area of which shall be not less than that of the largest required building sewer, as determined from Table 7-5.” (UPC 904.1) The required drainage service for this building is only 3". The 3" VTR is only considered to have the venting capacity of the 2" connecting riser below. If that were increased to 3" the 2" and 1-1/2" connecting branches would still only provide about 70% of the required venting capacity.           9-14-12 UNRESOLVED. ISOMETRIC WAS UNCHANGED.                    RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

6) P-1          The gas piping schematic does not represent the layout as shown on the floor plan.         9-14-12 UNRESOLVED. RTH-2 IS NOT CONNECTED WHERE SHOWN ON PLANS, TWO GF-1 ON ISO AND ONLY ONE ON PLANS, THE BOILER AND WATER HEATER ARE MISSING FROM THE ISOMETRIC, LOCATION OF FUTURE LOAD IS NOT INDICATED, ETC.        RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.                   

 

7) P-1          The anticipated frost depth in Anchorage is 5' to 10' depending on soil conditions. Please clarify the means for keeping the incoming water supply and meter and outgoing wastewater piping from freezing. (UPC 313.6)  RESOLVED PER RESUBMITTAL RECEIVED 8-13-12.

 

8) P-1          Clarify the water and waste water piping by providing either a complete isometric or schematic diagram of both systems. The mechanical room needs to be included.        9-14-12 UNRESOLVED. THE W&V ISOMETRIC REMAINS UNCHANGED AND INCOMPLETE AND THE DOMESTIC WATER ISOMETRIC HAS NOT YET BEEN INCLUDED.   RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

9) P-2          The water heater requires two seismic straps (UPC 508.2) and the drain pan requires drainage piping to an approved location (local amendment to UPC 508.4).              9-14-12 UNRESOLVED. THE WATER HEATER DRAIN PAN IS NOT PIPED TO AN APPROVED LOCATION.      RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

10) Provide 100% complete and coordinated drawings. The following are just some of the items that were found to be incomplete, missing or inconsistent:

 

   A) S-1 is missing from the isometric. 9-14-12 UNRESOLVED. NOT PROVIDED.   RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

   B) There is no indication as to where the pumped waste is connected.        9-14-12 UNRESOLVED. PIPE ROUTING WAS NOT SHOWN AND SYSTEM DOES NOT MEET CODE (SEE COMMENT #4 ABOVE).         RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

   C) 2 gas furnaces (GF-1) are shown on the isometric, only 1 on the plans.  9-14-12 UNRESOLVED.         RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

   D) 3 gas branches shown on plans w/ no info or indication on the iso.   RESOLVED PER RESUBMITTAL RECEIVED 8-13-12.

 

   E) Boiler not permitted on hangar floor (IBC 412.4.4).      RESOLVED PER RESUBMITTAL RECEIVED 8-13-12.

   

   F) What is the function of the 525 gallon WWT?     9-14-12 UNRESOLVED. SYSTEM DOES NOT MEET CODE (SEE ITEM #4 ABOVE).    9-25-12 UNRESOLVED.                  RESOLVED PER RESUBMITTAL RECEIVED 10-25-12. WWT WAS DELETED.        

 

   G) HB-1 & WH-1 in the hangar require backflow protection.    9-14-12 UNRESOLVED. INTERIOR HOSE BIBS IN OTHER THAN RESIDENTIAL APPLICATIONS ARE CONSIDERED BY THE AWWA CROSS CONNECTION CONTROL MANUAL TO BE A HIGH HAZARD AND WOULD NORMALLY REQUIRE AN RP DEVICE; HOWEVER THE MOA HAS BEEN ALLOWING EITHER A PVB OR AN SVB FOR THIS APPLICATION.            RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

   H) Gas appliances do not account for 805 MBH connected load.    9-14-12 UNRESOLVED. THE CURRENT GAS ISOMETRIC PLUS THE WATER HEATER, BOILER AND FUTURE LOAD OF 325 MBH TOTAL ONLY 1470 MBH DO NOT EQUAL THE 1875 MBH SHOWN ON THE 2" MAIN COMING OFF OF THE GAS METER.          RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

   I)  What is FS-1? Not on schedule.   9-14-12 UNRESOLVED. DELETED FS-1 & SH-1 ARE STILL SHOWN ON THE PLANS.        RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

   J)  Laundry sink LS-1 is not located as shown on architectural.   RESOLVED PER RESUBMITTAL RECEIVED 8-13-12.  

 

   K) 2 way SCO to be located within 2' of building exterior (local amend. to 719.0).  9-14-12 UNRESOLVED. WAS NOT ADDRESSED.        RESOLVED PER RESUBMITTAL RECEIVED 9-25-12.         

 

11) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised plumbing pages to include clouded changes, engineers stamp and signature. RESOLVED 11-13-12.
