PERMIT STATUS

8/24/2012 – Submittal incomplete. Review not completed. See comments.

 

Advisory Comment (no response required):  This review is based on the requirements of the Anchorage Administrative Code (AAC), 2009 International Building Code (IBC), 2009 International Residential Code (IRC) and all adopted references thereto as amended by MOA. The following comments must be addressed before a permit can be issued. The approval of plans and specifications does not permit the violation of the codes, or any federal, state or local regulations.

 

1. LATERAL DESIGN

 Reference page 1 of the lateral design. Please verify the seismic weight of the mezzanine. If the mezzanine is being used for storage, a minimum of 25% of the live load must be included in the seismic weight as required by  ASCE 7-05 section 12.7.2. If the mezzanine is not to be used as storage, signage must be provided indicating “No Storage Permitted On Mezzanine” or similar language.

 

2. VERTICAL SEISMIC EFFECT

Reference pages 1 and 2 of the lateral design. Where the uplift forces are being determined, please clarify why the vertical seismic effect of ASCE 7-05 section 12.4 isn’t considered.

 

3. LOAD COMBINATION WHEN DESIGN ANCHORAGE TO CONCRETE

Reference pages 1 and 2 of the lateral design. When designing the anchorage to concrete the load combinations that must be used are the LRFD load combinations. Please provide this design. Please note that where a concrete limit state controls the design of the anchor the loads derived from the load combinations must be amplified by 2.5 per ACI 318-08 section D.3.3.6.

 

4. LATERAL AT/FROM MEZZANINE

Reference the drawings and calculations. Please provide the following:

 

A. Reference sheet S-1 of the drawings. On the left side of the mezzanine it appears the diaphragm chord is discontinuous at the offset around the building column. Please provide a continuous chord or clarify. Reference ASCE 7-05 section 12.10.

B. Reference sheet S-1 of the drawings. Per the shear wall schedule the anchors for the walls are 5/8”X12” anchors. This is not possible for the portions of the wall over slab only. This must be revised to the appropriate post installed anchor size, embedment and spacing. Reference AAC section 23.10.104.8.

 

5. GRAVITY/MISCELLANEOUS

Reference the drawings and calculations. Please provide the following:

 

A. Reference detail 6 on sheet S-2 of the drawings. It appears the intent is to weld an AB44R post base to a steel base plate. This post base does not appear to be indicated as weldable per the Simpson catalog. Only items that are specifically indicated as weldable by Simpson can be welded. Please provide a base connection type that is weldable or provide a letter from Simpson indicating it is okay to weld the post base in this condition.

B. Reference the drawings and calculations. Please verify that the new crane does not increase the loads to the existing frames by more than 10% or where the load is increase by more than 10% please provide a design check of the existing frames. Reference IEBC section 302.3.

C. Reference pages 5 and 24 of the gravity design. Please clarify where the monorail beam has been designed for the combined gravity and lateral loads. It appears that it should support 7.5 kips in the strong axis, and 1.88 kips in the weak axis. There may also be some torsional forces generated in the beam from the lateral load.

 

6. SPECIAL INSPECTIONS ON POST INSTALLED ANCHORAGE

Reference sheet S-0a of the drawings. Please indicate the special inspection requirements for the post installed anchors that will be required for hold downs and bottom plate anchorage. Reference IBC section 1704.15.

 

7. SPECIAL INSPECTORS

Please provide a letter from the Owner indicating who they will be hiring to provide special inspections for this project. The special inspector(s) must be licensed by MOA in the type(s) of inspection(s) to be performed. Reference IBC section 1703.1.

 

Please provide a written response to the comments and include one copy of additional or revise calculations, and two copies of additional or revise drawings. While not required it is extremely helpful to the reviewer if the response indicates where in the submittal each comments has been addressed.

 

All submittals should be sent to the permit manager.
