1) STATUS:   4-20-12 Comments to be addressed.                5-25-12 COMMENTS TO BE ADDRESSED.              6-29-12 UNDERGROUND PLUMBING ONLY, APPROVED. PROVIDE 100% DRAWINGS SO THAT A COMPLETE REVIEW CAN BE ACCOMPLISHED. COMMENTS TO BE ADDRESSED.        10-19-12 COMMENTS TO BE ADDRESSED.

 

2) The following comments based upon the 2009 Uniform Plumbing Code must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the Uniform Plumbing Code or any federal, state or local regulations.        RESOLVED 6-29-12.

 

3) M101           FD-2 at column line "D.7" and "10.3" appears to require trap seal protection. (UPC 1007). Please clarify.        RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

4) M101              The 2" FCO upstream of fixture K-1 serves a 3" W line 8 feet downstream. This FCO and interconnecting piping are required to be at least the same size as the 3" main downstream. (UPC Table 7-6)           RESOLVED PER RESUBMITTAL RECEIVED 5-14-12.

 

5) M101              The 2" FCO adjacent to fixture K-4 serves a 3" W main downstream and a 4" main further downstream. This cleanout is required to be the same size as the largest pipe served. (UPC Table 7-6)        5-25-12 UNRESOLVED. THIS ITEM WAS NOT ADDRESSED.                  RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

6) M102              FD-1 in Laundry B1220 requires trap seal protection (UPC 1007).            5-25-12 UNRESOLVED. THIS ITEM WAS NOT ADDRESSED.              RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

7) M102              The floor drains (FD-1) in Toilet B1244, Toilet B1248 and Locker B1247 require trap seal protection. (UPC 1007)            RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

8) M102              Five floor drains were deleted from Showers B1257, B1262. B1267, B1272 and B1277 with revision #1; however, the plans still indicate a sloped floor to accumulate water. Please clarify.            RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

9) M104              The four FD-1's at the 4 exits from the Performance Gymnasium, one in Janitor B1130 and one in Toilet B1210 require trap seal protection (UPC 1007).             5-25-12 UNRESOLVED. THIS ITEM WAS NOT ADDRESSED.               RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

10) M105            FD-1 adjacent to column lines "2" and "D" requires trap seal protection. (UPC 1007)             RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

11) M106            Six floor drains were deleted from Showers B1052, B1057, B1062, B1067, B1072 and B1077 with revision #1; however, the plans still indicate a sloped floor to accumulate water. Please clarify.         RESOLVED PER RESUBMITTAL RECEIVED 6-14-12.

 

12) M106            The floor drains in Ski Storage B1015 and Pump B1017 require trap seal protection. (UPC 1007).          RESOLVED PER RESUBMITTAL RECEIVED 5-14-12.

14) A full set of plumbing pages including the underground portion sheets M051, M052, M100 thru M106 and M521 will be required to be included in the plan sets for final approval and sign-off.

 

15) M011           Interior hose bibs (HB-2 & HB-3) in other than residential applications are considered by the AWWA Cross Connection Control Manual to be a high hazard and would normally require an RP device; however the MOA has been allowing either a PVB or an SVB for this application.Please clarify on the plans.

 

16) M202           Two FD-1's located in Issue Storage #B1224 are missing trap primer connections. (UPC 1007)  

 

17) M206           The 1-1/2" W out of Elevator Pit #1 has an inappropriate Sheet Note #1 attached to it. Please clarify.

 

18) M206           The five piping branches immediately south of Elevator #2 are missing the sizing notes.

 

19) M206           FD-2 above Telecomm #B1115 is missing a trap primer connection. (UPC 1007)

 

20) M214           Sheet Note #4 should correctly reference 5/M501.

 

21) M226           FD-1 above Admin Assist #2125 and FD-1 above Corr. #2110 are missing trap primer connections. (UPC 1007)

 

22) M226 & M246           There is no plumbing allowed within Stair #2 or within the rated enclosure around it (IBC 1022.4). Please clarify.

 

23) M232           Roof drain system penetrations into rated stairwells #1 & #4 are prohibited per IBC 1022.4.

 

24) M235           Roof drain system penetrations into rated stairwell #3 are prohibited per IBC 1022.4.

 

25) M246           Roof drain system penetrations into rated stairwell #2 are prohibited per IBC 1022.4.

 

26) 3/M502        The 3" W UP TO FD-2 above  Toilet B1121 requires a trap primer connection (UPC 1007).

 

27) 2/M504        FD-2 in the first level kitchen and FD-2 in the balcony level kitchen require trap primer connections (UPC 1007).

 

28) 2/M506        The two FD-2's in the kitchen require trap primer connections (UPC 1007).

 

29) 2/M506        Please clarify what will prevent grease from being washed down the pre-rinse sink #K2 and into the waste system of piping (UPC 1014.1).

 

30) 2/M506 & 7/M522         The 3-compartment sink requires a center waste outlet (UPC 1001.2) with vented P-trap (1014.1.1) and a vented flow control fitting (UPC 1014.2.1). Please clarify.

 

31) 2/M506 & 1/M507        Copper DWV or cast iron piping materials are not compatible with the byproducts being disposed of at the two floor sinks #FS-3 serving the K-15 beverage dispensers and if the ceiling space below is a return air plenum the piping materials must be plenum rated (IMC 602.2.1). Please clarify.

 

32) 2/M507        FD-2 in the balcony level kitchen requires a trap primer connection (UPC 12007).

 

33) 2/M507        Note #3 does not seem appropriate in relation to the 3-compartment sink #K-12. This looks like it should refer to a grease interceptor. If so, the comment would be the same as #30 above. Please clarify.

 

34) 3/M511        The 14"WC low pressure gas system at a total run of 300 LF

and the 8"WC low pressure gas system at a total run of 460 LF from the pressure regulator appears to be mostly undersized per UPC Table 12-8.

 

35) 1/M512        Provide the CW supply pipe size to TV-1.

 

36) 4/M522           Interior hose bibs in other than residential applications are considered by the AWWA Cross Connection Control Manual to be a high hazard and would normally require an RP device; however the MOA has been allowing either a PVB or an SVB for protection in this application. Please address.

 

37) 1/M601        There is a space on the Boiler Room wall adjacent to the bathrooms dedicated for electrical and controls. All piping passing through this space must be at least 6 feet above the equipment below it per                     NEC 110.26(F)(1)(a). Please clarify.

 

38) 2/M611        Provide the pressure setting for the pressure reducing valve.

 

39) 2/M611        The two hose bibs above ET-H1 & 2 in other than residential applications are considered by the AWWA Cross Connection Control Manual to be a high hazard and would normally require an RP device; however the MOA has been allowing either a PVB or an SVB for this application.

 

40) 1/M614         Since the cooling water comes from and is pumped back into the underground water table, HX-4 is required to be of the vented double wall type. (UPC Appendix L3.0 and MOA Policy P.01)

 

41) 2/M611        The two hose bibs above ET-H3 in other than residential applications are considered by the AWWA Cross Connection Control Manual to be a high hazard and would normally require an RP device; however the MOA has been allowing either a PVB or an SVB for this application.

 

42) M702           The two interior hose bibs (HB-2 & ?) in other than residential applications are considered by the AWWA Cross Connection Control Manual to be a high hazard and would normally require an RP device; however the MOA has been allowing either a PVB or an SVB for this application.

 

43) M702            The 4" RL passes above two locations for electrical equipment and must maintain a 6' clearance above such equipment per NEC  110.26(F)(1)(a). Please clarify.

 

44) M704            The 1-1/2" W piping down to FS-4 is not permitted to be routed within the elevator shaft. (IBC 3004.4)  

 

45) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised plumbing pages to include clouded changes, engineers stamp and signature.
