0) 8-30-12     FULL SIZE PLANS DATE STAMPED 05/09/12 WERE SUBMITTED ON AUGUST 13th WITH NO APPARENT REVISIONS OR RESPONSES TO THE FOLLOWING COMMENTS DATED 7-05-12. PROVIDE THREE SETS OF REVISED DRAWINGS AND A LETTER ADDRESSING ALL OF THE COMMENTS.

 

1) STATUS:   7-05-12 Comments to be addressed.         8-02-12 FOOTING & FOUNDATION ONLY APPROVED. COMMENTS TO BE ADDRESSED.

 

2) The following comments based upon the 2009 Uniform Plumbing Code must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the Uniform Plumbing Code or any federal, state or local regulations.

 

3) The current plan set has many details that are not readable due to the reduced print size. Please provide three full size sets of drawings so that a complete review may be accomplished. Further comments may result after ledgible sets are provided.

 

4) P-1         Hangar floor drainage is required to be processed through an oil/water separator. (IBC 412.4.3)

 

5) P-1         “The drainage piping of each building …… shall be vented by means of one or more vent pipes, the aggregate cross-sectional area of which shall be not less than that of the largest required building sewer, as determined from Table 7-5.” (UPC 904.1) The required drainage service for this building is only 3". The 3" VTR is only considered to have the venting capacity of the 2" connecting riser below. If that were increased to 3" the 2" and 1-1/2" connecting branches would still only provide about 70% of the required venting capacity.

 

6) P-1          The gas piping schematic does not represent the layout as shown on the floor plan.

 

7) P-1          The anticipated frost depth in Anchorage is 5' to 10' depending on soil conditions. Please clarify the means for keeping the incoming water supply and meter and outgoing wastewater piping from freezing. (UPC 313.6)

 

8) P-1          Clarify the water and waste water piping by providing either a complete isometric or schematic diagram of both systems. The mechanical room needs to be included.

 

9) P-2          The water heater requires two seismic straps (UPC 508.2) and the drain pan requires drainage piping to an approved location (local amendment to UPC 508.4).

 

10) Provide 100% complete and coordinated drawings. The following are just some of the items that were found to be incomplete, missing or inconsistent:

 

   A) S-1 is missing from the isometric.

   B) There is no indication as to where the pumped waste is connected.

   C) 2 gas furnaces (GF-1) are shown on the isometric, only 1 on the plans.

   D) 3 gas branches shown on plans w/ no info or indication on the iso.

   E) Boiler not permitted on hangar floor (IBC 412.4.4).

   F) What is the function of the 525 gallon WWT?

   G) HB-1 in the hangar requires backflow protection.

   H) Gas appliances do not account for 805 MBH connected load.

   I)  What is FS-1? Not on schedule.

   J)  Laundry sink LS-1 is not located as shown on architectural.

   K) 2 way SCO to be located within 2' of building exterior (amend. to 719.0).

 

11) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised plumbing pages to include clouded changes, engineers stamp and signature.
