The plans hve been revised to address the comment below. Approved

 

1)   Pease address the following comment for approval.

 

2)   The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. 

 

3)  DESIGN CRITERIA (CODE ANALYSIS):

Sheet FKCS (ADA Building Code). The design criteria referenced the ADA code as ANSI A117.1-2009. Please note that the MOA current adopted ADA code is ANSI A117.1-2003. Please address the design according to the current adopted code.

The Architect has revised the plans to reflect the current ADA code cycle. Approved

 

4)  CODE ANALYSIS - AUTOMOTIVE CLASSIFICATION:

Sheet C1 (Automotive (garage area) Classifications) The code analysis list the automotive garage as S2. Please note that IBC Section 311.2 classified the automotive area as S1. Please revise the design to reflect the proper classification.

The use of the automotive area is suitable for group occupanct S1 where they change tires and oil. Approved

 

5)   PLUMBING FIXTURE REQUIREMENT:

Sheet C1 (Plumbing Fixture Requirement). Please provide code analysis for plumbing fixture requirements based on Chapter 29.  

The architect provided the analysis for the plumbing fixture. Approved 

 

6)   EGRESS DESIGN:

Sheet A1.1 (Egress from the Building). Please provide egress plans showing travel distance, common path of egress, exit access and exit access doorway. Refer to IBC 1014, and 1015

The architect provided with egress design that show the egress and doors disttances. Approved

 

7)  BUILDING THERMAL ENVELOPE:

Sheet A3 (Building Thermal Envelope). Please provide substantial data to show that the thermal envelope of the building meets the IECC section 502 or show that foundation, walls and roof meet the descriptive requirement of IECC table 5.2(2)(1). 

The thermal envelope has been shown to us (David and Don) and it is approved.

 

8)  CONCEALD SPACES PROTECTION:

Sheets A302, A303 (Concealed Spaces Sprinkler Protection System). Please note that all combustible concealed spaces require sprinkler system protection per NFPA-13. Refer to IBC Section 717.4.3. Please coordinate with the fire system permit. 

The concealed spaces are verified to have sprinker system

 

9)  OCCUPANT LOAD (SNAK BAR):

Sheet SB1 (Seating Area is Over 50 Occupants). The snack bar area appears to be over 750 square feet and the occupant load appears to be over 50 occupants. This area is considered an A2 occupancy. Please verify that exit doors serving the A2 occupancy are provided with panic hardware.

The snack bar is over 50 and panic hard ware are provided. Approved

 

10)   WALK-IN COOLERS AND FREESERS

Sheets A1, GA1, GA2, SB1, and other sheets (Walk-in Cooler and Freezers). The plans have many walk-in coolers and freezers for produce, bakery, meat and other products. Please verify that all walk-in coolers and freezers have the required flame spread and smoke development rating as required by ICB Section 2603.5.2.

The architect stated that the panels are listed by UL for the 25 and he 450. The architect said he will send ut the tests.???????????

 

11)  FIRE PUMP ROOM FIRE-RATING:

Sheet E4 (Fire Pump Room Rating). The fire pump room that shows on the one-line diagram sheet should be one-hour fire rated, Please provide the fire rating for the pump room. The fire rating shall include walls, ceiling and doors. Refer to Anchorage Administrative Code AAC 10.104.8.1.

TThe fire pump room is 1-hr fire rated. Approved 

 

12)  When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, engineers stamp and signature
