Advisory Information:

Approved, MG 5-11-12.

 

OK for Footing & Foundation ONLY, MG 4-9-12.    Other grading work outside of the building footprint such as storm drain and final grading are not approved.  By the developer going forward with the F&F the floor elevation will be set prior to approval of a grading & drainage plan stamped by a civil engineer that may result in significant increased costs to the developer to resolve site specific challenges to preparing an approvable site grading & drainage plan.

 

Correction, MG 4-9-12, 5-8-12.

 

1.  In 2011, the onsite drainage infiltration basin adjacent to the Glenn Highway has been observed to contain water nearing 50% of its capacity after minor rainfall events.  Furthermore, it has been observed that the infiltration basin does not fully recover to its full capacity within 72 hours (It is becoming a pond). Please provide a copy of the maintenance record of the onsite drainage facilities along with assurance that the onsite infiltration is functioning as approved.  The Engineer shall verify that the existing storm drain facility has sufficient capacity and is in sufficient condition for the proposed project.  DCM 2.2.D, 2.2.D.8, 2.4.B, 2.4.D.6, 2.4.F, 2.7.B.7,  DDG 5.9.1, 5.9.2.  Not Resolved, MG 5-8-12.  Resolved with letter dated 5-10-12 from North Anchorage Real Estate Investors, LLC - Aaron Zuzack (925) 588-2200,  Resolved, MG 5-11-12.

 

2.  Ref.  C1.1 & C2.2, Please provide completed fuel station storm drain details within the civil sheets and sealed by the civil engineer.  Resolved, MG 5-8-12.

 

3.  Ref. C2.0 & C2.1 detail 3,  It is not clear where the "detention" system connects to the storm drain facility.  Is the detention system intended to be a retention facility?  Resolved, MG 5-8-12.

 

4.  Please provide a storm drainage facility maintenance plan.  Clearly state the maintenance to be performed, the frequency and who is responsible.  DCM 2.10.B.5.  Resolved, MG 5-8-12.

 

5.  Ref. C2.0,  Indicate the locations of temporary snow storage areas on the site grading and landscape plans with no obstruction to onsite drainage and no adverse drainage to adjacent lots, on site or the Right-of-Way.  Resolved, MG 5-8-12.

 

6.  Ref. C2.0.  Please submit a grading and drainage plan that clearly identifies post-development drainage patterns with drainage arrows, elevations, grades and the required drainage features needed to serve the proposed development and prevent adverse drainage impacts to adjacent lots and the public right-of-way. 2007 DCM 2.4.D.  Resolved, MG 5-8-12.

 

7.  Ref. C3.1  detail 4, 5 & 6,  Please show the classified fill type per the MOA classification type such as;  Type IIA.  Classification types can be found in the specifications.  Resolved, MG 5-8-12.

 

8.  No CCO or CO until all driveways, traffic ways and drainage elements of the approved plans have been verified to have been completed.  Provide a schedule to Pam Ronning prior to commencing work.  Provide 24 hours advanced notice for inspection by contacting:  Pam Ronning at 764-9267 or 343-8296.  In addition provide a grading and drainage plan asbuilt to Pam Ronning prior to issuance of the CO.
