Advisory Information:

1st Review 4/03/2012: OK For F& F Only.  Corrections required.  Provide a written response to comments along with revised plans.

1.  Provide bollards around the gas meter.  Space as required per IFC 312 - Minimum 3 ft from meter & max 4 ft on center between bollards.  Show locations on plans.

2.  Clarify occupancy types.  You classify the "Automotive" area as an "S2 Occupancy".  Per IBC 311.  Shouldn't this be listed as an "S1"?  (This appears to have no effect on the design).  Also, you show a seating area for the snack bar with an area over 750 sf and an occupant load over 50.  This is technically an A2 use.  However, since it is accessory to the overall "M Occupancy" I would not classify the overall occupancy as a "Mixed A2/M/S1".  However, exit doors serving this area should be equipped with panic hardware as if the area was assembly use.  Insure that panic hardware will be installed on exit doors serving this area.  See comment 3.

3.  Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort (One motion) per IBC 1008.1.9.  Delayed egress doors shall meet IBC 1008.1.9.7.    Is it your intent to use delayed egress devices only on exterior egress door 100H as noted on keynote 16.240 sheet E2 or will other doors be equipped with such devices.  If yes please indicate on the door schedule which doors will be equipped with panic and/or delayed egress devises as during final inspection this info will readily assist the field inspector in determining proper hardware types.

4.  Provide fire extinguishers (FE's) as required per IFC 906.  Show size, type, & location on plans.  Include the mezzanine area.  Provide a FE layout sheet for review.  A single sheet that includes fixture layout similiar to A1.1 would be acceptable.  (Note: Locations for required "K class" FE's can either be added to this plan or be included with the hood suppression submitals.)

5.  Provide a "Knox" brand keybox at the main entrance.  Show location on elevation sheet.  If an additional knox box is provided at door 127A for immediate access to the sprinkler & refridgeration area or the location is proposed at a location other than the main entrance please call to discuss for approval. 6.  Separate submitals, review, & permits are required for each fire protection system such as sprinkler, fire alarm, hood suppression, fire pump, etc.  These submitals may be deferred.  Although there appears to be some notes on the plans noting this such as the hood system please acknowledge this comment.  (The submitted fire protection sheets have not been reviewed.)

7.  Is it your intent to provide a fire pump for the building?  If yes the fire pump room is required to be one hour construction.  Please detail on plans.  Utility room pair of doors 127B are not shown on sheet A8.  This door would be required to be rated.  Provide a listed wall and ceiling detail and address any penetrations to include dampers, etc.

8.  Please verify that all walk-in coolers & freezers will meet IBC 2306.3 for foam plastic & required thermal barrier.  Provide cut sheets for each walk-in showing flame spread, smoke development, ignition temp, foam thickness, panel coverings, door widths & hardware.  Is it your intent to meet IBC 2306.4 and not provide a thermal barrier?  This submital maybe deferred.

9.  Please clarify the amount of "High Hazard Commodities" to include type and location of storage.  Is there an actual engineering analysis as required under IFC 2304.2 available for review?  Areas of higher hazard commodities are limited to 120 sf and separations of 25 ft.  Will the storage of mattresses, pillows, stuff animals, plastic toys, etc be in sufficient quantity to require the need to protect for high hazard commodities?

10.  Provide info/cut sheet on the automatic smoke/heat vents.  Vents shall be listed and be required to be tested at final inspection.

11.  How was the required depth of the smoke curtain separating the tire storage area determined?  Looking at IFC table 910.3 I do not see a depth less than 4 ft.  Using High Piled Storage Commodity 1 - IV Option 1 the minimum depth appears to be 6ft.
