2nd Review: 2/15/2012 Corrections required.  Provide a written response and revised drawings for each unresolved fire comment.

1.  Your response submited on 1/6/2012 is not acceptable.  This is not a "U" occupancy but rather an "S" occupancy.  IBC 1604.5 classifying the building as a "Minor Storage Facility" is a category used to determine structural requirements where as the use and occupancy is determined under IBC chapter 3.  Per IBC Section 311 - A Group S Storage Occupancy includes the use of a building or structure, or a portion thereof, for storage that is not classified as a hazardous occupancy.  Based on the list of equipment you intend to store in the building it would be classified at a minimum an S2 occupancy.  In the letter describing the equipment to be stored you indicate the facility will be used for storage.

5 & 6.  Fire flow and fire access is required for the building regardless of occuppancy type.  Provide a site plan showing location of closest hydrant, available fire flow, and intended fire access route.  Distance to the hydrant is measured along the fire access road through any vehicle gates.  A minimum fire flow or 1500gpm is required.  See original comment.

7.  Original comment not addressed.  See below.  Self luminous exit signs would be acceptable per IBC 1011.4 since the building does not have power.  If power to the building is provided emergency light fixtures will be required.

1st review:  Provide a written response to comments with revised plans.

1.  What specifically makes this a "U Occupancy"?   What will be stored in the building that you would call it a utility shed?  The facility looks like it is either a "S1 - Storage Warehouse or an S2 - Aircraft Hangar".  Correct code study where applicable.

2.  Provide an address on the building visible from the street fronting the property.  Show location on elevation sheet.

3.  Provide a Knox brand keybox at the main entrance mounted approximately 5 ft above grade.  Show location on elevation sheet.

4.  Show on plans size, type, & location of required fire extinguishers.  Placing one at each exit should meet code.

5.  Show location and available fire flow from the closest hydrant.

6.  Indicate on the plans the intended fire access route between the hydrant and the building.  Are there any gates or fencing involved?  Hydrant distance is measured along the fire access road and depending on occupancy type is either 450 (If S1 or S2) or 600 ft (If U) maximum.

7.  Two exits are required since common path of travel exceeds both 75 ft and 100 ft as measured rectilineal.  Since two exits are required provide both exit signs and emergency lighting fixtures (EM's) as required per code.  Show locations on plans to include EM's at the exterior exit discharges.
