1) STATUS: 12-05-11 Comments to be addressed. 12-29-11 APPROVED. 2-29-12 APPROVAL RECINDED. COMMENTS TO BE ADDRESSED. 7-02-12 COMMENTS TO BE ADDRESSED.
2) The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. RESOLVED 12-29-11.
3) A0.1 Please clarify the "U" occupancy. The building is located at the airport and with a 59' x 19.5' overhead door it looks to be an aircraft hangar which would be classified as an "S-1" occupancy. RESOLVED PER RESUBMITTAL RECEIVED 12-29-11. 2-21-12 RECINDED. ISSUES WITH THE FIRE OFFICIAL WILL NOT PERMIT CLASSIFICATION AS A "U" OCCUPANCY. RESOLVED PER RESUBMITTAL RECEIVED 6-18-12.
4) A0.1 As an "S-1" occupancy the building would require toilet facilities, a drinking fountain and a service sink. Please address. RESOLVED PER RESUBMITTAL RECEIVED 12-29-11. 2-21-12 RECINDED (SEE COMMENT #3 ABOVE.) IF THERE ARE TOILET FACILITIES WITHIN 500 FEET OR SOME OTHER REASONABLE ACCESS TO SUCH FACILITIES, PLEASE CLARIFY. RESOLVED PER RESUBMITTAL RECEIVED 6-18-12.
5) Due to the reduced size of the plans, many areas were found to be unreadable. When resubmitting, please provide 3 sets of full size drawings for all diciplines so that a complete review may be accomplished. Additional comments could be forthcoming after an additional review.
6) CS-1 IBC Building Code Data With two different types of construction, "II-B" and "V-B", we are necessarily now looking at two separate buildings on the same lot (IBC 602.1 & 503.1). Two buildings on the same lot shall have an assumed property line drawn between them (IBC705.3). These two buildings require a listed, full height, continuous, two hour fire wall to separate them (IBC 412.4.1 and Table 602). Please be aware that should the building be classified as all type "V-B" construction for the purpose of being considered as one building, it will be classified as a Type II hangar requiring fire suppression (IBC 412.4.6 & Table 412.4.6).
7) CS-1 IBC Building Code Data Per the Panel Schedule on sheet E-4 there will be two 5 HP air compressors in the facility indicating aircraft maintenance. This could then require sprinklers as well as a foam suppression system (IBC 412.4.6). Please clarify.
8) A-1 Provide wall types and construction details for the office area and mechanical room.
9) A-1 Provide details for the ADA toilet facilities per ICC/ANSI A117.1.
10) A-1 The shower unit in the bathroom infringes upon the water closet clear space per ICC/ANSI A117.1- 604.3.1.
11) A-1 The breakroom sink is required to be 34" AFF to the flood rim (ICC/ANSI A117.1-606.3).
12) A-1 The boiler is to be located per the requirements of IBC 412.4.4 (not in the hangar).
13) A-1 Attic access is required for the office area (IBC 1209.2).
14) A-1 Handrails are required on both sides of the stairway (IBC 1009.12). Please clarify.
15) 1 & 3/A-2 Protection from falling ice and snow is required per local amendment to IBC 1503.7.
16) A-3 Provide manufacturers submittal literature on the roofing panels showing compliance with all the requirements of IBC 2603.2, 2603.3 and 2603.4 (per IBC 2603.6) or 2603.9.
17) A-3 Clarify "R" values and insulation type for hangar walls and roof "Supersaver Insulation System".
18) A-3 Wall Type "A" has a note to refer to sheet A-2.1A. This sheet is missing from the plan set.
19) Clarify architects stamp and signature on Civil drawing #C-2.
20) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature.
