Provide a written response to comments along with revised plans.

1.  Travel distance to fire extinguishers exceeds the allowable 75ft maximum.  This includes along the corridor from elevator E103, E203, E303, Rms 314, 315, & within the tenant spaces that are not part of this phase.  FE coverage whether permanent or temporary still needs to be provided for the entire floor.  FE's would still be required in the unoccuppied tenant spaces.  Providing one at each exit in each unbuilt tenant space would be acceptable as temporary coverage providing the spaces were devoid of storage, trash, & other combustibles.

2.  The unbuilt tenant spaces each show a single exit.  Two exits are required based on common path and occupant load.  Doors shall swing in the direction of travel.

3.  Explain/show the exiting path to the exit discharge from the 1st, 2nd & 3rd floor office areas.  I am assuming the main entrance/exit is through lobby 100.  Exiting appears to converge at lobby 101 & corridor 105.  Does Stair S102 continue down at office level 1?  Sheet AF1 does not show a stair while sheet A2.1 shows travel up & down.  If office level one is the level of exit discharge then a gate would be required to prevent travel below this level.

4.  Although there is no change in occuppancy if referring to IBC table 508.4 shouldn't the separation between the S-2 & B be 2 hours since the S-2 is not sprinklered?

Resolved 2/3/12 - garage is sprinklered therefore 1 hr separation is per code.

9.  Provide door hardware schedule and rating for all doors requiring panic or fire exit hardware and rated doors such as the stairway doors whether existing or new.  Is it your intent to replace the double doors 302A & B with a single door.  These are not shown on sheet A2.3 as existing but note 1 refers to replacing with a new 3.0 door.  Since doors 308A & B require panic hardware all doors in the path of egress also require either panic or fire exit hardware.  Note hardware type on plans whether existing or new.

10.  Stair S101 req's an exit sign at the corridor side of the door & Stair S102 requires an exit sign at the interior door if it is the level of exit discharge.  If the intent is to exit down Stair 101 at office level one then directional exit signs are require at the corridor corner.  Exit signs are required at both doors of conference room 308.  Insure the exit sign at stair S102 is positioned so that it unmistakenly clearly identifies the nearby door as an exit door.  Verify exisitng or provide new signage in each interior stairway as required per IBC 1022.8.  Although this is required for stair enclosures serving more than 3 stories since two of the three exit stairs meet this criteria will all three stairs be signed to eliminate confusion.  Provide tactile exit signs as required per IBC 1011.3.  Does Stair 2 extend to the roof/penthouse?

11.  Is there a floor above the 3rd floor office area as stairs 1 & 2 appear to extend above?  If yes are these stairs serving an additional floor or do they both go to the roof/penthouse?

Resolved 2/3/12 - Resolved only one stair goes to the penthouse.  Other stair serves 6 floors and 3rd stair serves parking garage & 1st floor office (level of exit discharge from garage.).
