1) STATUS:   12-8-11 Comments to be addressed.   Status: Full Architectural Approval.  12/12/11

 

2) The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.

 

3) ID 0.0 Code Study          Delete references to "M" occupancy. This is by definition an all "B" occupancy. Rework the code study accordingly.  Resolved.  12/12/11

 

4) ID 0.0 Code Study          It appears that the total interior area is approximately 1698 sq ft (26'-9" X 63'-6"). At 100 sq ft per person in a "B" occupancy that would give you 17 occupants. This would normally require seperate sex toilet facilities (over 15 per IBC 2902.2). If a detailed code study is provided eliminating areas that are not normally occupied (Vest 100, Equip 116, Jan 107, RR 109 and breakroom countertop and closet) to get the occupant load down to 15, we can eliminate the second toilet room.  Resolved.  12/12/11

 

5) ID 1.0              Door  numbers 102, 106 & 107 reduce the required exit width from other rooms by more than 50% (IBC 1005.2).  Resolved.  12/12/11

 

6) ID 1.0              Relites within 24" of either side of the door frames for #102, #103 and #104 are required to be safety glass (IBC 2406.4.6). Please clarify.  Resolved.  12/12/11

 

7) 2/ID 1.0           Top of wall slip joints are required. Please clarify.  Resolved.  12/12/11

 

8) ID 6.0              References to details on ID 6.3 require a specific letter designation.  Resolved.  12/12/11

 

9) ID 6.0              Details referred to on ID 6.4 are missing including the break area sink(?) that needs to meet ADA requirements.  Resolved.  12/12/11

 

10) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature.
