By the developer going forward with the F&F the floor elevation will be set prior to approval of a grading & drainage plan stamped by a civil engineer that may result in significant increased costs to the developer to resolve site specific challenges to preparing an approvable site grading & drainage plan.

1. Please submit a grading and drainage plan that shall be prepared and stamped by a civil engineer licensed in the State of Alaska to clearly identify post-development drainage patterns with drainage arrows, elevations, grades and the required drainage features needed to serve the proposed development and prevent adverse drainage impacts to adjacent lots and the public right-of-way. 2. Drainage Report: If applicable complete the Drainage Certification found in the Drainage Design Guidelines Appendix C-3, along with backup calculations (areas and weighted coefficients) stamped by a civil Engineer (http://www.muni.org/Departments/works/project_management/Pages/Publications.aspx). Otherwise, Provide a drainage report prepared and stamped by a civil engineer licensed in the State of Alaska per the 2007 DCM Ch:2. Reference the 2007 Drainage Design Guidelines, Appendix A for preparation of a Drainage Report (follow the outline beginning on page A-3 and include relevant forms) to be submitted with the drainage and grading plan. Please provide drainage calculation inputs and results from modeling on a CD (EPA SWMM digital format or equivalent as applicable). Not Resolved, MG 6-20-12, 7-12-12.

4. The ground immediately adjacent to the foundation shall be sloped away from the building at a slope of not less than 5 percent for a minimum distance of 10 feet. Impervious surfaces within 10 feet of the building foundation shall be sloped a minimum of 2 percent away from the building. IBC 1804.3. MG 6-20-12, 7-12-12.

6. Please show how drainage originating on the south side of the landscape island is directed north to the drainage ditch. MG 6-20-12, 7-12-12.
7. Provide roof drain leader locations on the civil plans and/or tie-in to the storm drain facility (DCM 2.2.D.6). Roof drainage concentrated by downspouts or similar devices shall not be directed across sidewalks, driveways, or parking areas (DCM 2.2.D.16). Include inverts, minimum bury depth, type of pipe, diameter of pipe, type of connections and freeze protection (DCM Section 2.7). MG 6-20-12, 7-12-12.
8. Indicate the locations of temporary snow storage areas on the site grading and landscape plans with no obstruction to onsite drainage and no adverse drainage to adjacent lots, on site or the Right-of-Way. MG 6-20-12, 7-12-12.
9. Please provide referenced sheet C6 as well as C4 & C5. Provide cross sections for the construction of all private driveways and parking areas. Indicate removal of frost susceptible material and the classification of underlying soil, depth of and classification of fill, leveling course and pavement thickness. MG 6-20-12, 7-12-12.
