3rd Review: Corrections Required. Comments 4 & 16 not fully resolved. Reviewed resubmitted architectural drawings, all sheets showing revision #2, dated 10 Oct 2011 & submitted 3 Nov 2011. Drawings refl;ect corrections as agreed to at counter per written response dated 4 Oct 2011. Electrical plans do not match revised architectural plans. Electrical plans require revisions to show added exit signage for doors that serve egress in both directions and use of card readers locking said doors from egreess side. Locking arrangements for doors serving egress in both directions have not been resolved. Submitals will be deferrred.

2nd Review: Corrections Required. Partially Approved @ counter on 10/10/2011 for "Core & Shell". Comments 4, 14, & 16 not fully resolved.
4. Lobby/suite entrance doors serve egress in two directions and can not be locked from the lobby side with the ability to release through the fire alarm panel as proposed. As discussed previously it is understood you believed that you could lock the entry doors and apply the provision under IBC 1008.1.9.10 for stairway doors. The code allows this for stairway doors only and is not applicable to your application. If your intent is to apply for an alternate means in order to secure these doors please submit with all appropriate details to include appropriate code section and I will forward to the fire marshall. Upon approval please provide a copy for the fire plan reviewer as a resolution to this comment.
14. Revised electrical plans are required to resolve this comment. This has not occurred.
16. All egress doors shall be readily openable without special knowledge or effort. Doors that serve egress in both directions (such as lobby entrance doors to suites) and that are equipped with locks or other special locking arrangements or restrictions will not meet the condition. Please readdress.

1. A separate submital, review, & permit shall be obtained for the required fire alarm system. This submital may be deferred.
2. A separate submital, review, & permit is required for the sprinkler system. This submital may be deferred.
3. A standpipe system is required within the building and shall extend to the roof. If combined with, the standpipe may be included as part of the sprinkler system.
4. Every occupant of each floor shall have access to at least two independent exits. Locking the suite entry door (ie. 203 & 303) from the lobby side will restrict access. Since the doors need to serve egress in both directions an access control egress system can not be used on these doors. (See related comment 5)
5. Exiting from the penthouse exceeds allowable common path and does not allow access to North Stair 2.
6. Locking of stair doors from the interior or non egress side is allowed per IBC 1008.1.8.7 providing you meet the requirements of exception 3. Please indicate location of fire command center or the signal release switch required to be located in the main entry. Is this intended to be thru the security panel next to the FACP in the 1st floor lobby?
7. Space between doors in a series such as within vestible 107 leading to the generator room is required to be 4 ft minimum.
8. The elevator control room is required to be 1 hr rated. Wall type B as shown on the plan is not a rated wall. The door shall also be 1 hr rated. Please show on plans.
9. Please indicate the address location on the elevation sheet.
10. Where is the exact location of the overhead security grill shown on sheet A27 and what is it serving. Grill shall meet IBC 1008.1.3.5.
11. Provide a door & hardware schedule. Hardware on rated doors shall be compatible with the door rating and be listed.
12. Air handling unit greater than 2000 cfm shall be equiped with a smoke detector and tied to the building fire alarm. Smoke fire dampers shall be connected to the fire alarm.
13. A fire extinguisher is required in the elevator machine room per the elevator code. A fire extinguisher is required in the 1st floor lobby area. Please show size, type, & location on plans.
14. Access to the second exit thru the elevator lobbies requires an exit sign at doors 203, 303.
15. Emergency lighting of a minimum 1 ft candle is required in each lobby. The flourescent fixtures as shown (night lites) do not have battery backup. Please correct.
16. Egress doors shall be readily openable from the egress side without the use of special effort or knowledge. Access control egress doors shall meet IBC 1008.1.3.4 Please verify, provide hardware details and insure no conflict exists with doors using mag locks electronic strikes, etc.
17. Alt means X11-1391 forwarded to the fire marshal. Did not recommend approval as I do not see the equivalency between an atrium and an exit enclosure.
18. If it is your intent (as indicated on alt means) to reduce the rating of the stair enclosure please alter all related sheet of the drawings to indicate same.
