07/13/2011 - Approved for Footing/Foundation.  Full review continuing.

1.  Status: Architectural Corrections required.  Status: Footing and Foundation Architectural Approval.  Please resolve comments for full approval (more comments pending).  7/14/11   Status: Shell and Core Construction Architectural Approval.  Per letter from the Architect, please resolve remaining comments by drawing markup or reissue for full approval.  9/14/11  Status: Architectural Corrections required.   Architects writen responses seem adequate; awaiting final submittal of some of the affected drawings.     10/17/11

2.  The following comments based on the 2006 International Building Code (IBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.

 

3.  Drawing Sheets A3, Second Floor Plan, and A4, Third Floor Plan; The south Stair, show a 2 hour fire resistive wall in the exterior section of wall for the exit stairwell or show a 1 hour fire resistive wall in the portion of the building that is at an angle of less than 180 degrees to the exit stairwell for a distance of at least 10 feet per IBC Sec. 1020.1.4.  7/14/11   RESOLVED.  An alternate Means and Methods Request, X11-1391, was reviewed and approved to comply with the intent of this requirement.  9/3/11

 

4.  Drawing Sheet A0, Code Data, Applicable Codes; Add the following codes to this section: International Mechanical Code (IMC) 2006, Uniform Plumbing Code (UPC) 2006, International Energy Conservation Code (IECC) 2006, and Accessible and Useable Buildings and Facilities (ICC/ANSI A117.1) 2003.  7/18/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/13/11

 

5.  Drawing Sheet A0, Code Data, Fire Protection Systems; A manual fire alarm system is required in accordance with IBC Section 907.2.2 and Local Amendment 23.15.907.2.2 (which deletes the exception) for a B occupancy with more than 100 occupants above the lowest level of exit discharge.  Add the following to the Code Analysis: A manual fire alarm system is required in accordance with IBC Section 907.2.2.  7/18/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/13/11

10.  Drawing Sheet A0, Code Data, Means of Egress, Two Vertical Exit Enclosures; One exit is not exiting directly to the building exterior per IBC Section 1024.1.  Revise: "Lobby" To: "Vestibule" and indicate which exception (1 or 2; I assume that it is 2) to IBC Section 1024.1 that you are implementing while showing compliance to each requirement listed for the exception.  7/18/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/13/11

 

11.  Drawing Sheet A0, Code Data, Add: Required/Actual Plumbing Fixture Count, per Table 2902.1.  The building Actual Plumbing Fixture Count appears to be compliant.  7/18/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/13/11

 

12.  Drawing Sheet A2, First Floor Plan, Doors 12 and 13, A Vestibule 4 foot clear space is required between doors in series per IBC Sec. 1008.1.7 and per ICC/ANSI A117.1-2003, section 404.2.5.  7/18/11   RESOLVED.  The vestibule is not required and has been eliminated along with Door 13.  Door 12 has been relocated to the building exterior wall.   10/13/11

 

13.  Drawing Sheet A2, First Floor Plan, Doors 01 and 02, Provide assurance that Main Exit doors from the lobby space and south stair, with the card readers, comply with all the requirements of IBC Section 1008.1.3.4.  7/18/11   RESOLVED.   Door 1 is equiped with 98 QEL panic exit devices with card reader control on each leaf.  Door 2 is equiped with proximity sensors on the push side to allow for immediate exiting.   10/13/11

 

14.  Drawing Sheet A2, First Floor Plan, Door 11, "Electric strike controlled by card reader on pull side" is stated here.  Is it intended to be "Electric strike controlled by card reader on push side" for this door?  Verify that this door 11 as well as Doors 3, 4, 5, 6, 9, and 10 complies with all the requirements of IBC Section 1008.1.3.4.  7/18/11   RESOLVED.   Door 11 has been revised to indicate "Electric strike controlled by card reader on push side" and to show AD300 hardwired electronic lock.   10/13/11   NOT RESOLVED.   Doors 3, 4, 5, 6, 9, and 10 were not indicated as compling with all the requirements of IBC Section 1008.1.3.4.   10/13/11

 

15.  Drawing Sheet A3, Second Floor Plan, Drawing Sheet A4, Third Floor Plan, Drawing Sheet A9, Partial Second Floor Plan South, and Drawing Sheet A11, partial Third Floor Plan South;; The plans do not indicate a drinking fountain(s) possibly not a service sink(s), in compliance with the IBC Table 2902.1.  Is there a service sink located in Jan 206 and/or Jan 306 (It seems that they are shown on Drawing Sheet A9 and Drawing Sheet A11, but not on Drawing Sheet A3 and Drawing Sheet A4)?  Please Clarify.  7/18/11   RESOLVED.   Janitor Service Sinks are shown on the large scale floor plans and the plumbings drawings on all three floors.   Drinking Fountains are not indicated; however, the owner/tenant will provide drinking water from bottled water sources.  10/13/11

 

16.  Drawing Sheet A3, Second Floor Plan, and Drawing Sheet A4, Third Floor Plan; Verify that Doors 201, 202, 203, 207, 301, 302, 303, 307, 309, and 310 comply with all the requirements of IBC Section 1008.1.3.4.  7/18/11   RESOLVED.   The Architect has confirmed that all door hardware will allow immediate exiting without the use of a key, special knowledge, or effort.  10/13/11

 

17.  Drawing Sheet A4, Third Floor Plan, Door P3, and Drawing Sheet A5, Mechanical Penthouse and Roof Plan, Elevator Control Room P-04; The Elevator Control Room P-04 indicates no fire rating.  This room requires at least a 1 Hour Fire Rating per IBC Section IBC Section 3006.4, not less than the hoistway enclosure.  Also, verify that Door P3 has at least a 1 Hour Fire Rating.  7/18/11   RESOLVED.   The Elevator Control Room P-04 now indicates a 1 Hour Fire Rating.  Also, Door P3 now indicates a 1 Hour Fire Rating.  10/13/11

 

18.  Drawing Sheet A3, Second Floor Plan, Drawing Sheet A4, Third Floor Plan, and Drawing Sheet A5, Mechanical Penthouse and Roof Plan, Drawing Sheet A8, Partial Second Floor Plan North, Drawing Sheet A10, partial Third Floor Plan North, and Drawing Sheet A17; The shaft at column line C and column line 3 requires at least a 1 Hour Fire Rating to comply with the requirement per IBC Section 707.2.  This is in fact already indicated on Drawing Sheet A4.  Verify it's continuity and wall types (including both horizontal assemblies) on Drawing Sheet A3, Drawing Sheet A5, Drawing Sheet A8, Drawing Sheet A10, and Drawing Sheet A17, Cross Section.  7/18/11   RESOLVED.   The Shaft now indicates a 1 Hour Fire Rating (Wall Type C).   10/13/11

23.  Drawing Sheet A4, Third Floor Plan, Doors P4 and P6, and Drawing Sheet A5, Mechanical Penthouse and Roof Plan, Boiler Room P-02; Doors P4 and P6 to the Boiler Room require smoke seals.  The fully sprinklered Boiler Room is an incidental use area that may require separation from the remainder of the building by construction capable of resisting the passage of smoke per the requirements of IBC Sec. 508.2.2.   Verify applicability of this requirement based on sizing of heating equipment.  7/18/11   RESOLVED.  Doors P4 and P6 to the Boiler Room are now shown with smoke seals.  The fully sprinklered Boiler Room has full height walls capable of resisting the passage of smoke.  10/13/11

 

24.  Drawing Sheet A5, Mechanical Penthouse and Roof Plan; Primary Roof drainage shall comply with the requirements of UPC Section 1101.11.1 as modified by the local amendment and Secondary Roof drainage shall comply with the requirements of UPC Section 1101.11.2.  Roof Overflow Scuppers shall be a minimum 4 inches high by and shall have a width equal to the circumference of the roof drain (4 inches by 3.1416 wide) per the requirements of UPC Section 1101.11.2-1.  Please indicate Secondary Roof drainage.  7/18/11   RESOLVED BY DEFFERRAL TO PLUMBING.   The Architect agrees; however, they will show on the plumbing drawing submittal.   10/17/11

 

25.  Drawing Sheet A24, South Stair Section, Detail 1; Please indicate the height of the stair risers.  Detail A26/1 seems to indicate that they are a maximum of 7 inches in height.  7/19/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/13/11

30.  Drawing Sheet A31, Toilet Room Wall Details, Details 1, 2, 6, and 7; The handicap bathrooms W.C.s require a height of 17 - 19 inches per ICC/ANSI A117.1 Sections 604.4 and Figure 604.4.  7/19/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/13/11

 

31.  Drawing Sheet A2, First Floor Plan; There are no toilet rooms on the first floor.  Are there people that may be in the warehouse or generator room that would not have access to toilet rooms due to card readers on all doors going up to the second and third floors?  7/19/11   RESOLVED.  All of the authorized people that may be in the warehouse or generator room will have access to toilet rooms via the to card readers on all doors going up to the second and third floors.  A future TI may include toilet rooms on the first floor.  10/17/11

 

32.  Drawing Sheet A2 thru Drawing Sheet A31; The insulation R values are identified throughout the Drawing Plan Set as submitted.  Please provide assurance that the Building Envelope meets or exceeds the Energy Efficiency requirements of IBC Section 1301.1 and The International Energy Conservation Code (IECC) Chapter 5 and Local Amendments to IECC Chapter 5 requirements.  Show compliance with the requirements of Climate Zone 7 in IECC Table 502.2(1) and 502.2(3) as well as the Local Amendment to IECC Table 502.2(1) on unheated slabs.  7/19/11   RESOLVED.   The Architect agrees and will show on next drawing revision submittal.   10/17/11
