1.  Status: Architectural Corrections required.  8/1/11

 

2.  The following comments based on the 2006 International Building Code (IBC) and 2006 International Existing Building Code (IEBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IEBC, IBC or any federal, state, or local regulations.

 

3.  Drawing Sheet 1 of 1, Floor Plan,   The plans indicate that this building is a change of use from a B occupancy to an I-4 and R-3 occupancy for 5 or fewer persons.  Although this would be allowable, it would require the building to be fully sprinklered per IBC Sections 903.2.5 and 903.2.7 and the local ammendment.  The plans could indicate that this building is a change of use from a B occupancy to an E occupancy in order to eleviate the sprinkler requirement in accordance with IBC Section 903.2.2 and the local ammendment.  Note that this would also alleviate the need for installing smoke and CO detectors.  8/1/11
