1) STATUS: 7-15-11 Underground plumbing only approved. Comments to be addressed after a full review has been accomplished. 7-25-11 COMMENTS TO BE ADDRESSED.
2) The following comments based upon the 2006 Uniform Plumbing Code must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the Uniform Plumbing Code or any federal, state or local regulations.
3) M1.0 The civil drawings do not indicate the gas service to the building. However, they do indicate that gas is available along "B" Street on the opposite side of the building from where the gas meter is located. (Ref. sheet U1.0)
4) M2.2 All vertical rainleaders are required to have a cleanout prior to dropping below grade and connecting to the horizontal drains. (UPC 1101.12.2)
5) M2.2 Interior hose bibs (HB-1 at the loading dock and HB-2) in other than residential applications are considered by the AWWA Cross Connection Control Manual to be a high hazard and would normally require an RP device; however the MOA has been allowing either a PVB or an SVB for this application.
6) M2.3 & M2.4 The waste riser is missing at column line #2.
7) 1/M6.1 It appears that the 1" CW riser serving the third floor and the 2" CW line serving the penthouse should have the reverse sizing.
8) 2/M6.1 The penthouse floor drain vents may not be connected together below the penthouse floor/3rd level roof. (UPC 905.3)
9) 2/M6.1 The required 4" waste line servicing the building must be vented to the atmosphere vents having a combined cross-sectional area equal to or greater than the waste line (UPC 904.1). The 3" V UP TO 4" VTR is considered to have only the venting capacity of the 3" vent.
10) 8/M7.2 Any domestic water service for a building with fixtures 30 feet or more above grade is required to be provided with a double check valve assembly per the AWWA Cross Connection Control Manual.
11) 8/M7.2 The domestic water service to the irrigation system requires backflow protection. (UPC 603)
12) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised plumbing pages to include clouded changes, engineers stamp and signature.
