Advisory Information:

2.  The following comments based on the 2006 International Building Code (IBC) must be resolved before a permit is issued.  The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations.

 

3.  Drawing No. G002, Code Summary;  Add the following to the Accessory Occupancy requirement per IBC Section 508.3.1: and shall not exceed the tabular values in Table 503, without height and area increases in accordance with Sections 504 and 506 for such Accessory Occupancies.  3/21/11  RESOLVED.  The above was added to the Code Summary.  4/6/11

 

4.  Drawing No. G002, Code Summary;  Details 01, 02,  & 03, First, Second, and Third Level Floor Code Plans, at the north stairwell (Stair 1), show a 1 hour fire resistive wall in the exterior section of wall for the exit stairwell or show a 1 hour fire resistive wall in the portion of the building that is at an angle of less than 180 degrees to the exit stairwell for a distance of at least 10 feet per IBC Sec. 1020.1.4.  3/21/11  NOT RESOLVED.  The above requirement was adequately addressed in the Code Summary.  However, several other sheets, including A101D,  A102,  A102D,  A103,  A103D, and A421 Detail 5,  do not reflect this revision.  Additionally, the newly created 1 hour fire resistive exterior wall assembly type is not indicated in the plans.  4/6/11   RESOLVED.  The above requirement was adequately addressed in the Code Summary.  All the other affected sheets, including A101D,  A102,  A102D,  A103,  A103D, and A421 Detail 5,  now reflect this revision.  Additionally, the newly created 1 hour fire resistive exterior wall assembly type is now indicated in the plans in wall type 3.  4/6/12

  

5.  Drawing No. A601, Door Schedule;  Please provide door hardware details on the Door Schedule that meet the requirements of IBC Section 1008.1.8 and 1008.1.9.  Specifically, panic/exit hardware on the exit stairwell doors, conference room doors, and other exit doors.  Verify the interior vestibule doors are in compliance as well.  3/21/11  NOT RESOLVED.  The exit hardware on the exit stairwell doors and the panic hardware on the conference room doors was added to the Door Schedule.  The interior vestibule doors have been identified as having latches only, with no locking mechanism.  However, per IBC 1008.1.9, neither locks nor latches can be provided, unless it is panic/exit hardware, due to the A occupancy.  4/6/11   RESOLVED.  The exit hardware on the exit stairwell doors and the panic hardware on the conference room doors was added to the Door Schedule.  The interior vestibule doors have been identified as having no latches and no locking mechanism.  This complies with IBC 1008.1.9, since neither locks nor latches can be provided, unless it is panic/exit hardware, due to the A occupancy.  4/6/12

  

6.  Drawing No. A602, Door Schedule and Types;  All glass doors require safety glazing per IBC section 2406.3.  Verify that safety glazing is provided in all required locations (including windows, when required) per IBC section 2406.3.  3/21/11  RESOLVED.  The above was added to the Code Summary and Specification Section 08800 - Glazing was submitted.  4/6/11

 

7.  Drawing No. A202, Exterior Elevations and Drawing No. A202, Exterior Elevations; Some of the wall types for the exterior walls includes panel which appears to contain foam plastic.  A thermal barrier is required per IBC Section 2603.5 for the exterior wall (foam plastic) or show compliance to the requirements in IBC Section 2603.5.1 thru 2603.5.7 or show compliance to the requirements in IBC Section 2603.9.  Please provide exterior wall cut sheets and details to include the thermal barrier or clarify code compliance.  3/21/11  RESOLVED.  The above was confirmed to be a Class A composite panel system that meets the requirements of IBC Section 2606.4, per the submitted ICC ESR-1687 Report.  4/6/11

 

8.  Drawing No. A103, Third Level Floor Plan; There are two shower rooms (Men’s and Woman’s) located on the third floor of this building.   Verify accessibility for both shower rooms (including grab Bars) per "Accessible and Useable Buildings and Facilities" (ICC/ANSI A117.1) 2003, section 608.  3/21/11  RESOLVED.  The above was added to Drawing A411.  4/6/11

 

9.  Drawing No. A103, Third Level Floor Plan; There is a lavatory in the break room located on the third floor of this building.   Verify accessibility for the lavatory per "Accessible and Useable Buildings and Facilities" (ICC/ANSI A117.1) 2003, section 606.  3/21/11  RESOLVED.  The above was confirmed and the details shown on 05/I-511.  4/6/11
