2. The following comments based on the 2006 International Building Code (IBC) and 2006 International Existing Building Code (IEBC) must be resolved before a permit is issued. The plans and specifications do not permit the violation of any section of the IEBC, IBC or any federal, state, or local regulations.
3. Drawing No. A-1, Code Analysis, Add the following code data to this section: Per the IEBC for a Change in Occupancy (Chapter 9) from M to A2; IEBC Table 912.4, Means of Egress, indicates an Equal Hazard, thus, compliance with IEBC 805 is required (Means of Egress Lighting and Exit Signs are required); IEBC Table 912.5, Heights and Areas, indicates a Higher Hazard, thus, compliance with IBC Chapter 10 is required; IEBC Table 912.6, Exposure of Exterior Walls, indicates a Lower Hazard, thus, compliance is met with existing conditions. 2/22/11
4. Drawing No. A-1, Code Analysis, Provide occupancy load calculations per IBC 1004. Square footage would indicate an occupant load of more than 50 even though fixed seating shows probably just barely under 50 occupants. In addition, post the occupant load in the building. 2/22/11
5. Drawing No. A-1, Code Analysis, Revise: Accessible and Useable Buildings and Facilities (ICC/ANSI A117.1) 2003 to replace the 1998 reference. 2/22/11
6. Drawing No. A-2, New Floor Plan, Verify compliance with IBC Sec. 1008.1.9 for both egress doors in A occupancies with an occupant load of more than 50. Specifically, verify that Doors 101 and 105 have panic hardware, as it has not been identified on Drawing A-2, Door Schedule. 2/22/11

Drawing No. A-2, New Floor Plan, The exit separation does not comply with the requirements of IBC Sec. 1015.2.1 "Two exits or exit access doorways" which requires the exits to be separated by 1/3 the length of the maximum overall diagonal dimension of the building or area to be served measured in a straight line between doors or exit access doorways for an automatic sprinklered building. If we do not count the Kitchen 105 and Storage 107 as part of the space with more than 50 occupants, than this is in compliance. 2/22/11
8. Drawing No. A-2, New Floor Plan, Verify that the building has accessible egress per the requirements Accessible Route, IEBC Section 906 and IBC Section 1104 (i.e., from the exit doors to a public means). 2/22/11
9. Drawing No. A-3, Typ. Fixture Wall Elevations, The Toilet Rooms 103 & 104 indicate some accessible features; however, may not totally comply with accessibility requirements per "Accessible and Useable Buildings and Facilities" (ICC/ANSI A117.1) 2003. Verify that the Lavatory is not located in the handicap bathroom W. C. clear space. The W.C. should be located with 60 inches of side clearance from the adjacent wall over to the Lavatory edge per ICC/ANSI A117.1-2003 Fig. 604.3. Please Clarify. 2/22/11
