01/14/2011 – Initial review (252675).  Comments issued.

 

GENERAL

This review is code compliance review based on the requirements of the International Building Code (IBC), 2006 Edition, and all adopted references thereto, as amended by the Municipality of Anchorage in Anchorage Municipal Code (AMC) Title 23.  This review does not permit the violation of the building codes, nor any federal, state, or municipal regulation.

 

The following comments must be addressed before a permit may be issued.

 

STATEMENT OF SPECIAL INSPECTIONS

Please provide a detailed statement of special inspections in accordance with IBC Chapter 17. This may be provided on the plans or as a separate document.

Reference: IBC Section 1705.2

 

SPECIAL INSPECTION PERSONNEL

Please provide a letter from the Owner/Owner's Representative, or Special Inspection Agency stating that the Special Inspection Agency has been retained by the Owner to provide special inspection services for the project as required by IBC Chapter 17.

CHORD ANCHORAGE AT UPPER SHEAR WALL

Refer to Sheet S102, Calculations Pg. 8 thru 13.  The calculations show the tension loads from the upper shear wall holdown need to be distributed among multiple anchors.  Please clarify the analysis, as the anchors directly in line with the strap will take all of the load initially due to the stiffness.

RESISTING MASS AT FOUNDATION
Refer to Sheet S102.  It is unclear whether there is sufficient dead load mass at the foundation to resist the uplift due to the upper story shear walls.  Please clarify.
