1) STATUS: 1-21-11 Comments to be addressed.
2) The following comments based upon the 2006 Uniform Plumbing Code must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the Uniform Plumbing Code or any federal, state or local regulations.
3) M1.0 Rainleader and sanitary yard cleanouts are required to be located within 2 feet of the building exterior (UPC 1101.12 & local amendment to 719.1).
4) M1.0 The required 4" CO adjacent to column line #4 serves a 4" waste 37 feet downstream and may not be reduced to 3" in between. (UPC Table 7-6)
5)M1.0 & M1.1 Vertical rainleader drops require above grade cleanouts prior to dropping below grade and connecting to horizontal piping. (UPC 1101.12.2)
6) M1.1 Misc. plumbing is not permitted to be run through the elevator machine room (ASME A17.1-2.8.2.4). Please address.
7) M1.1 The HW and CW loops around the Southeast corner of the building are miss-marked.
8) M1.1 The HWC branches require balancing valves to prevent short circuiting through one branch.
9) M1.2 Please specify the type of backflow protection devices to be used on the domestic hot and cold water lines in the dental equipment room.
10) M1.2 The 1-1/4" vent coming from P-3HA in room #227 exceeds the maximum allowable horizontal length per Note: to Table7-5.
11) M1.2 A floor drain is specified in 2/M1.1 for the dental equipment room and shown as a floor sink on the floor plan. Please clarify.
12) M4.0 A building with fixtures (shower head) located 30 feet above grade would normally need a double check backflow assembly (AWWA Cross connection Control Manual - Table 4-2) on the building domestic water supply; however, this will need to be upgraded to an RP device since this building is considered a medical/dental facility ( local amendment to UPC 603) classified as a high hazard.
13) M4.0 With an RP device on the 4" domestic water service to the building, the 3" FD-2 is undersized per local amendment to UPC 603.3.9.
14) M4.0 It appears that the domestic cold water service to the building is upstream of the water meter. Please clarify that and the water pipe routing downstream of the meter which appears to drop below grade.
15) M5.1B Please clarify the routing of the HWC line on riser diagram #1 continuing from M4.0 and if
a HWC line is desired in riser diagram #2 and #3.
16) M5.6 Clarify the natural gas branch pipe sizes to each boiler.
17) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised plumbing pages to include clouded changes, engineers stamp and signature.
