Please address this feature in the report an resubmit. A revised drainage report has not been submitted, MG, 2-23-10. Re: Drainage Report submitted 11-20-9; on page 5 it is stated that it is unlikely that commercial or residential development will occur uphill from this project site. Please fully address the drainage impacts to all down gradient lots and resubmit the drainage report. A revised drainage report has not been submitted, MG, 2-23-10. Re: Drainage Report submitted 11-20-9; on page 8 it is stated that drainage flow will be directed into the detention and settling pond. Pleasesubmit plans that correspond to the drainage report that clearly shows detention for all offsite and onsite originated drainage. A revised drainage report has not been submitted, MG, 2-23-10. Re: Drainage Report submitted 11-20-9; on page 8 it is stated that the 10-year 24-hour storm will increase from 1.55 CFS to 1.63 CFS. Please revise the base 1.55 CFS calculation to the situation prior to on site storm drain. In addition, given that existing, mapped and proposed drainage is directed to down gradient lots there shall be no adverse impact on existing drainage or on a downstream property or watercourse except as provided in 2.2.D.9. The drainage increases that resulted from the existing pipes and proposed increases are considered to be adverse impacts to down gradient lots. Please revise the drainage report and plans and resubmit if applicable. A revised drainage report has not been submitted, MG, 2-23-10. Re: Drainage Report submitted 11-20-9; on page 8 it is stated that there are two existing 18" culverts. Is the third culvert between the two manholes proposed in this permit? Please provide information that shows that the existing culverts that direct drainage to down gradient lots were completed per an approved permit and that affected down gradient properties have storm drainage easements orthat non-objections from the legal owners of all lots between the proposed project and a public drainage facility were obtained. A revised drainage report has not been submitted, MG, 2-23-10. Re: Drainage Report submitted 11-20-9; on page 9 it is stated that no extended detention is required while "Complex Small" projects require extended detention and while item b. on page 9 "if detention facilities were required" has left the issue unresolved. Please resubmit a drainage report and drainage plan that completely addresses adverse drainage impacts to all affected down gradient lots.A revised drainage report has not been submitted, MG, 2-23-10. On sheet C2.0 please clearly define proposed and existing storm drain / culverts. On sheet C2.0 6" CMP is proposed when CPEP or PCMP is required, please revise and resubmit. On sheet C2.0, please indicate the areas to be paved per detail D on sheet C3.1. Please provide additional drainage arrows in the existing asphalt areas as well as along O'Malley in the area of the existing culvert to assureno adverse drainage. Indicate the locations of temporary snow storage areas on the site grading and landscape plans with no obstruction to onsite drainage and no adverse drainage to adjacent lots, on site or the Right-of-Way. On sheet C2.0, please include storm drain lengths, depths, inverts, grade and type of pipe. Indicate on the plans that all slopes will be completed and vegetation will be established by August 15, 2010. Indicate that fill lifts will not exceed 12" and that compaction will be a minimum of 95% of maximum density. Provide plans that address the need to provide a suitable drainage connection to an existing drainage facility (if applicable) that does not adversely affect the right-of-way or adjoining lots. Not resolved as of 2-23-10, MG. No increase in drainage off site, MG, 3-11-10. PM&E comments may be incomplete pending further submittals. Comment issues not addressed as of 1-12-10, MG. PVC pipe which is susceptible to freeze breakage has been proposed for rain leaders, please revise and resubmit. MG, 2-23-10. On sheet C3.1, detail 1 Weir, please indicate the distance (depth) from the weir overflow to the bottom of the swale. The weir section detail indicates a .5' verticle section composed of sewer rock rip rap, how is this possible? Please revise and resubmit. MG, 2-23-10. The purpose of MOA drainage policies is to ensure that adequate drainage is provided with land development activities. Adequate drainage is the conveyance of storm water and other surface waters into natural watercourses or drainage facilities without adversely impacting adjoining or nearby properties. As proposed it appears that drainage to adjacent lots will increase without any proposed connection to a drainage facility. This situation is typically resolved with an appropriately sized retention system, drainage easements, or non-objections letters from all affected down gradient lots. Please resolve and resubmit, MG, 2-23-10. Please submit civil plans stamped and signed by a civil engineer. The plans submitted on 2-17-10 have not been signed. MG, 2-23-10.
