. STATUS: 12-30-09 Comments to be addressed. 1-26-10 COMMENTS TO BE ADDRESSED. 2-25-10 COMMENTS TO BE ADDRESSED. 3-10-10 COMMENTS TO BE ADDRESSED. 3-16-10 APPROVED FOR FOOTING AND FOUNDATION ONLY. COMMENTS TO BE ADDRESSED. 4-12-10 APPROVED. The following comments are based on the 2006 International Building Code (IBC) and must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. RESOLVED 1-26-10. A0.1, A2.1 & A2.2 In order to maintain continuity of the 2-Hour fire separation used to create the two fire areas, wall type 8 on the basement level, separating the stair from the rest of the basement, should be 2-Hour rated with 90 minute opening protection. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. A2.1 The five mechanical shafts are are required to be rated for 2-Hours since they pass through a two hour floor ceiling assembly (IBC 707.4) and are required to be enclosed at the bottom (IBC 707.11) and the top (IBC 707.12). Please clarify. Duct penetrations must be protected with fire/smoke dampers per IBC 716.5.3. Please note that there are no approvedfire dampers for a horizontal installation in a combustible floor as shown on the mechanical plans. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. 2-25-10 UNRESOLVED. WE ARE NOT AWARE OF ANY HORIZONTAL FIRE DAMPERS THAT ARE LISTED FOR USE IN WOOD FLOOR CONSTRUCTION. PROVIDE SUBMITTAL LITERATURE FOR SUCH AN APPROVED FIRE DAMPER OR PROVIDE 2 HOUR SHAFT ASSEMBLIES WITH FIRE/SMOKE DAMPERS AT ALL PENETRATIONS. 3-10-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 3-11-10. A2.1 & A2.2 An accessible route, located on the interior of the building is required to connect both levels per IBC 1104.5. This will also solve the single accessible toilet issue on level 2, which conflicts with section 1109.2. Also, there are no drinking fountains on the second level. 1-26-10 & 2-25-10 UNRESOLVED. INTERIOR ACCESSABILITY TO OPPOSING FLOORS MAY NOT BE DEFERRED TO FUTURE RENOVATIONS. 3-10-10 UNRESOLVED. THE LETTER OF COMMITTMENT FROM THE CHURCH TO RON THOMPSON WAS OMITTED. 3-16-10 UNRESOLVED. THE LETTER SHOULD BE ADDRESSED TO RON THOMPSON EXPLAINING THE SITUATION AND REQUESTING A PROVISIONAL APPROVAL. NOT HAVING AN ELEVATOR IS A CODE VIOLATION FOR WHICH ONLY THE BUILDING OFFICIAL CAN PROVIDE A LIMITED WAIVER. BE ADVISED THAT RON WILL BE OUT OF THE OFFICE UNTIL MONDAY MARCH 22ND. RESOLVED 4-12-10. A2.2 The required two exits from the basement are separated by less than 1/2 the diagonal in violation of IBC 1015.2.1 for an unsprinklered building. 1-26-10 & 2-25-10 UNRESOLVED. THE LOBBY/CORRIDOR IS NOT A SEPARATE ENCLOSURE BUT MERELY AN EXTENSION OF THE FELLOWSHIP HALL. IF IT WERE A RATED ENCLOSURE SEPARATE FROM THE FELLOWSHIP HALL, THE POINT OF ENTRY INTO IT WOULD OFFER NO INCREASE IN THE SEPARATION DISTANCE. 3-10-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 3-11-10. A2.1 & A2.2 Please clarify the location of the service sink required per IBC Table 2902.1. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. A2.2, 13/A8.2, 14/A8.2 & 15/A8.2 The columns and bearing walls supporting the 2-Hour floor assembly are required to have the same 2-Hour protection per IBC 711.4. Installation detail UL X528 affords only 1-Hour protection. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. 2-25-10 UNRESOLVED. DETAIL 14/A8.2 HAS NOT BEEN REVISED. RESOLVED PER RESUBMITTAL RECEIVED 3-5-10. A2.2 Provide continuity of the rated 2-Hour floor/ceiling assembly by providing two hour walls in the basement. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. 2/A2.3 Door #106 into the men's room and the door into the women's ADA toilet compartment require 18" clear on the pull side/latch end per ICC/ANSI A117.1 Table 404.2.3.1. The toilet compartment door could be resolved by swinging the door into the compartment. That would meet the intent. 1-26-10 UNRESOLVED. PROVIDE REVISEDPLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. A5.3 Wall type 4 requires fire blocking per IBC 717.2. Please clarify. 1-26-10. UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. A7.1 Door #105 requires a 90 minute door, as it will be installed in a 2-Hour fire barrier per IBC Table 715.4. 1-26-10 UNRESOLVED. PROVIDE REVISED DOOR SCHEDULE. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. 11/A8.1 & 3/A8.2 Clarify continuation of the wall insulation and vapor retarder up to the roof insulation and vapor retarder. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. 3/A8.1 & 5/A8.1 Clarify continuation of the vapor retarder from the wall assembly up to the roof vapor retarder. 1-25-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. 1/A5.3 It appears that there is a potential for builtup snow on top of the fiberglass bell tower dome to loosen up on an unusually warm day and fall to the walkway some 45 feet below. (See local amendment 23.15.1503.6) Please address. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. 2-25-10 UNRESOLVED. PLEASE CLARIFY HOW THE GUTTER 9 FEET BELOW WILL BE ADEQUATE ENOUGH TO CONTAIN THE SNOW SLIDING OFF THE TOP OF THE DOME. RESOLVED PER RESUBMITTAL RECEIVED 3-5-10. When the above comments have been addressed, please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature. RESOLVED 4-12-10. T0.2 Since the total load in this Group "A" occupancy exceeds 300, a manual fire alarm is required per 907.2.1. Please clarify the note in the Code Study. 1-26-10 & 2-25-10 UNRESOLVED. THE REQUIREMENTS FOR A SPRINKLER SYSTEM (903.2.1.3) ALLOWS A SEPARATION OF FIRE AREAS AS AN EXCEPTION TO THE REQUIREMENT IF EACH AREA HAS LESS THAN 300 OCCUPANTS; HOWEVER, THIS IS NOT TRUE OF THE REQUIREMENTS FOR A MANUAL FIRE ALARM. 3-10-10 UNRESOLVED. AWAITING FIRE OFFICIAL DECISION ON THIS MATTER. RESOLVED PER RESUBMITTAL RECEIVED 3-11-10. MANUAL FIRE ALARM TO BE INSTALLED. T0.2 According to the Code Study, the occupant load in the sanctuary is 217 seats; however, the plans do not show fixed seating. IF the occupant load is based upon seating, then fixed seating must be provided per 1004.1.1. Otherwise the occupant load is determined by Table 1004.1.1 based upon square footage. Using an occupant load factor for chairs, the sanctuary has an occupant load of 292. This puts the occupant load over 300, resulting in the requirement for a sprinkler system. Please address. 1-26-10 & 2-25-10 UNRESOLVED. THE NAVE AREA IS 2048 SQUARE FEET AND AT 7 SQ FT PER PERSON FOR CONCENTRATED CHAIRS EQUALS 292 PEOPLE. INTERLOCKING CHAIRS IS NOT CONSIDERED FIXED SEATING. ADD TO THAT THE NARTHEX AT 32 PLUS THE REST OF THE AREAS ON THAT FLOOR WILL STILL PUSH THE COUNT TO WELL OVER 300. POSTING THE NAVE AREA TO NOT EXCEED 300 WILL NOT KEEP THE TOTAL FIRST FLOOR FROM EXCEEDING 300 OCCUPANTS. 3-10-10 UNRESOLVED. MAXIMUM OCCUPANCY SIGNAGE INFORMATION IS REQUIRED TO BE ON THE A SUBMITTED PLAN SET. RESOLVED PER RESUBMITTAL RECEIVED 3-11-10. Please clarify the accessible route from the accessible parking to each accessible level per IBC 1104 and 1105. 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. Each floor level requires two accessible exits per 1007.1. Each required accessible exit must be continuous to a public way per 1007.2. Please clarify compliance with section 1007. 1-26-10 & 2-25-10 UNRESOLVED. DOOR #108A REQUIRES EXITING THROUGH A KITCHEN WHICH IS NOT ALLOWED PER IBC 1014.2.2 AND STAIRWAY #105 IS NOT AN ACCESSABLE ROUTE. RESOLVED PER RESUBMITTAL RECEIVED 3-5-10. A0.1 Where is the listing /IBC Table reference for wall type 4, which is required to be 1-Hour? 1-26-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 2-17-10. A0.2 A 1-Hour listing for R-5 is required. 1-26-10 & 2-25-10 UNRESOLVED. THIS ROOF DOES NOT EXCEED 20 FEET ABOVE THE FLOOR BELOW (SEE TABLE 601 FOOTNOTE "C")AND THEREFORE MUST MEET THE REQUIREMENTS OF TABLE 601 FOR THE TYPE OF CONSTRUCTION. 3-10-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 3-11-10. Handrail Extensions: Both handrails must extend 12" minimum past the top riser and continue to slope for the depth of one tread past the bottom riser per IBC 1012.5. The extensions must be in the direction of travel and can only wrap around a corner when serving adjacent flights of stairs. 1-26-10 & 2-25-10 UNRESOLVED. EXTENSIONS ARE REQUIRED TO EXTEND IN THE DIRECTION OF THE FLIGHT OF STAIRS PER ICC/ANSI A117.1-505.10 AND THEN RETURN TO A WALL, GUARD OR THE WALKING SURFACE. 3-10-10 UNRESOLVED. PROVIDE REVISED PLANS. RESOLVED PER RESUBMITTAL RECEIVED 3-11-10. Clarify accessibility to the raised sanctuary platform. RESOLVED PER RESUBMITTAL RECEIVED 1-20-10. ONLY A PRIEST AND TWO ASSISTANT LAYMEN WHO ARE AMBULATORY ARE PERMITTED ON THE RAISED PLATFORM. THIS IS A DENOMINATIONAL REQUIREMENT. Fiberglass Domes: Clarify construction and insulation of dome.
